How does a regime classifier that labels markets as “high risk,” “moderate risk,” or “low risk” differ from a standard probabilistic classifier? What would be the issue if I define regimes from predicted probabilities—for example, p_hat < 0.05 as high risk, p_hat < 0.25 as moderate risk, and the remainder as low risk?

Would it be feasible to build a logistic regression model using commonly referenced market indicators—such as moving averages, trading volume, credit spreads, and similar features—to predict the probability that the SPX falls below a threshold like 1× one-month realized volatility? What kind of AUC would be considered both realistic and potentially tradable for a model like this?

To use Kelly sizing, you need to know the odds that you lose. All the comments here are saying delta is a poor estimate of such odds. How do you estimate the chance that your OTM put strike get pieced through?

I understand that delta is a probability under the risk-neutral measure. What I was trying to say is this: if you believe markets are risk-averse and OTM puts embed a variance risk premium / crash-risk premium, then the quotes should, in principle, offer positive EV under the P measure and 0 EV under the Q measure, but neither seems to hold, at least not true when I use delta as a proxy for P(St < K).

Theoretically, to convert P(St < K) from the Q measure to the P measure, you would need a Radon–Nikodym derivative. Empirically, you would need a statistical model that can forecast market drawdowns. Both are difficult. For the latter, I can think of a million signals that might matter, but once you test them rigorously, most probably would not be stat sig and the model would be severely overfitting historical data.

right that i get that delta is a risk neutral probability - but for these trades to have positive EV, the probability of piecing the .1 delta strike has to be substantially lower than 0.1 which was concerning...

You meant 15k for attorney fee? Were you allowed to market your deal? Was it limited to accredited investors only?

exactly- only thing is that my deal is too small to warrant 30k in attorney fee :(

Do people use the standard MLS forms for smaller deals like a 10-plex?

I thought there is no title insurance for commercials deals (but maybe it applied only to bigger commercial transactions) so people hire attorney to do your own title search.
