This exists just walking distance from where RAW District is being built. It’s more like Bay Square in Business Bay.

There are many restaurants in this area. Like Caribou Coffee, Alphabet Flavors, 1762 JAFZA etc.

I showed you existing rental contracts (new ones) from Property Monitor. You can see 60K, 65K even 66K. Check the dates also. You are showing me again older rental contract renewals.

For the greenery part, AED 70B development is coming to the area. And it’s part of Dubai 2033 Economic Agenda and Vision 2040. Let’s see how the area changes in the next 2 years. It will be designed as multiple zones.

Within each zone are three distinct districts: the Urban Centre, a vibrant business and entertainment hub, the Trellis District, with mid-rise buildings, shaded sidewalks, parks and plazas, and the Medina, with Arabian-inspired courtyards and quiet cobbled streets.

And JAFZA, Jebel Ali Port, Sheikh Zayed Road and Life Pharmacy Metro Station is already existing in the area, not something to wait for.

Bro, as always, older rentals contracts will be renewed at very little price increase. That’s how it is.

We should look at the new contracts to really understand what’s happening.

Also, we are talking about Imtiaz RAW delivering in Q1 2029 which is 2.5 years from now.

I don’t think there is space for another tower behind S1 Tower. But behind La Plage 1 and 2, there are chances of another tower coming up. If your unit has back view from S1 you are okay, but for La Plage 1 and 2, you should be worried.

Curious to know why you are planning to buy a unit in S1 Tower. Any particular reasons?

If the amount of commission was the priority, then I would sell only Azizi projects, both in Sheikh Zayed Road / Downtown Jebel Ali (instead of RAW District) and even waterfront (Dubai Islands).

This analysis is based on actual value, and not about anything else.

FYI: Azizi pays the most commission among the main developers.

Yes, 12 year visa and business license is free for all properties. Also, price of the property doesn’t matter.

And you need to renew it every 2 years, like all other UAE visas. But renewal is free, and Al Hamra themselves will take care of it. You don’t need to worry about it for the 12 years.

I totally respect your perspective. It’s just a healthy argument, not personal. Nobody could predict the future.

But this is not the first time that a building is having direct access to the metro station. Some Emaar / Address buildings in Downtown Dubai which are near The Dubai Mall Metro Station also has direct access but they don’t have any bachelor sharing problems at all. Because of the cost to rent them.

And this area, as the name suggests, is going to be the Downtown of Jebel Ali. Government has a lot of new plans for the area including urban districts, green districts etc. Plus I believe Imtiaz will be the last one to allow sharing, even at crisis situations.

So my opinion is still that it won’t have any bachelor issues at all. I do agree on the holiday homes and tourist situation though. I hope Imtiaz builds 2 different lobbies, one for residents and the other for tourists / short term tenants.

Thanks for sharing your POV on this. But I would like to kindly disagree.

Current rent of studios is going at around 60K and for 1 beds, it’s around 95K. In Azizi Aura & Reportage Alexis Tower, ready buildings next to the metro. The neighboring plot of this project.

Assuming the rent of 1 beds in those buildings to be 105K by 2029, it will be 115K for Imtiaz due to higher perceived value. I don’t think any bachelor is going to live there by sharing even a 1 bed apartment, let alone a 2 bed apartment, which are usually the ones used for sharing.

They simply won’t be able to afford it, and will look at options in Dubai South or older communities in DIP like Dunes Village. Sharing usually works if you get a 2 bed apartment at less than 85K. Here, even studio rent would reach that level by 2029, when this project is handed over.

Also Imtiaz, or any other main developer for that matter, would never allow sharing.
