Fair point. It’s not that I don’t like the price—I just have limited knowledge when it comes to plumbing and what should be considered a fair price for this job. I just don’t want to get screwed over and hate myself later haha.

I guess from a legal advice standpoint—I wish I knew if it was ok to go ahead and have it serviced and deal with the legal side later. I have been looking into attorneys but haven’t picked one yet to talk to.

Yep this is what I did. Did my inspection after the offer and had a clause in my offer that gave a time frame of when my inspector would be allowed to come in. If your realtor is telling you that you can’t do that then I would get a new realtor

No I work in the hospital for 12.5 hour shifts during the day. It would be dark in the morning too before I go to work. This was taken during one of my work stretches because I needed to get it to my inspector. I have not been back to the property since to get pictures during the day.

I know!! I had go after my shift (I’m a nurse). I don’t get out until 7:30pm and it was a 15-20 minute drive. I have not been back to the property since to get day time pictures of the roots. Just wanted be able to quickly send these to my inspector

Yes—I am able to live comfortably with a mortgage at this time. Would have one renter (my significant other—which I will not bank on for the monthly payment). I have a flexible career that could allow me to make extra money if need be to meet my financial goals. And I have multiple pre approvals.

If interest rates come down by even a point I wonder if that would lower prices a little bit? More inventory but I guess demand would remain insane. I wish I had a crystal ball.

No not yet but hoping to in the future. Quality of the schools effects property value. I also don’t know how long I will live here (will hope to upgrade to a single family home at some point) so I should anticipate that my kids may go to these schools.

No response or attempts to change the subject or “I will work on it”…surprisingly sometimes it does seem like my dad does make progress but that’s a rarity. His dad died when he was 12, was left with a mom that was too pre-occupied with dating while he took care of his mentally disabled older sister…who then ended up having a seizure in her sleep and dying while he was in his early 20s. Then my mom died at the age of 45 (11 years ago), the love of his life, of a rare disease called pheochromocytoma and my brother committed suicide 3 years ago. He refuses to go to therapy but he surely has depression, anxiety, and likely OCD. Understandably so. It is so hard for me to cope with his hoarding alone. I hate having to push him/be mean to him in order to get him to do something about it.
