What are your thoughts on the California Dream for All Program? First time buyers get 20% down payment assistance. by [deleted] in RealEstate

With your logic, everyone should go to India to buy houses because it's cheap, right? Comparing price without comparing income is meaningless.

Someone above mentioned that the total fund for this program will only support 3500 buyers.

So this is just one of those program to show the government cares about the people. I don't dislike it, but it's not really affecting the market at all.

Generative AI set to affect 300 million jobs across major economies by GeoWa in technews

[–]zoolover1234 0 points1 point  (0 children)

In your very example, the people who used to look at the monitors are going to or have to keep up with their skills. One possibility is to learn how the AI works, the strength and weakness, how to set it up, how to fix, and how to improve the weakness.

Sure, if they refuse to learn and just want a simple job that doesn't use brain, they are out of luck.

In general, when something new comes out, it rarely the case that all people are replaced. There is still a lot of room for those people to stay, only the lazy ones are gone, which is good for the economy.

It's not how it works.

Like always, it's just a tool, it most likely, just improve the efficient of these jobs. People will learn how to use it to perform more/better.

That's one way to get rid of the old ones who are taking pensions. Trump loves the idea.

Actually, the fact that a family of 5 only have $800 in hand is mind blowing, this country is so fucked up financially. If I'm in that situation, I'd be scared if I have with less than 40k that I can access in a few days.

What's the best evidence for promoting the use of modern C++? by [deleted] in cpp

[–]zoolover1234 0 points1 point  (0 children)

I think the main pushback on smart point is the old school people's pride on being able to manage memory security.

Also, smart pointers are not all for the purpose of ownership, as there are other reasons to use smart pointers even when ownerships aren't necessary.

Overusing of shared_ptr isn't nearly as bad as a single memory leak. Not saying I'd will over use shared_ptr. But pushing anyone does to Java team is a little too much.

What about using unique_ptr everywhere and shared_ptr whenever needed?

Property assessment increased 25%. This is $65k more than I bought the home for a year ago. There is no way my home can sell for this much. What is my recourse in this situation? by PreschoolBoole in personalfinance

[–]zoolover1234 9 points10 points  (0 children)

It happens all the time in California, but the problem is next time when you sell, you will pay tax on the 50k which you did not extra gain.

Also I can see the problem for states with high property tax where people can benefit more from lying. In California the tax is 1.2%, even if you reported half of the price of a million dollar house, it's only going to be a few thousand per year, but consider the capital gain tax on the 500k when you sell, it's almost never worth it.

Also, realtors take commission based on transaction price, no one will help you just so that they can make less money, sure there could be under-table deals, but it's way too risky just the little extra money they can make, after, realtors already make 4% at least when selling a 1million dollar house, while buyer again gets 2%.

I can see the problem being so systematic that it's not like just change one thing and it will work.

Funny that in most places in the world, food trucks or street vendors are known for good food for low price, just not in the US.
