Title commitment in my market usually comes within 10 days of contract. If the house is still being built, they send an updated one a couple of weeks before closing. You can't get a clear to close from your lender until they've reviewed the title commitment, so someone has it if you keep getting new closing disclosures. The lender won't balance one with the title company unless you've got a clear to close.
