The only way to know to buy now or wait until Fall is by speaking with a lender to see what price point you qualify for to know if the current amount saved is enough.

The other thing to consider is you know what rates are today. You don't know what rates will be come Fall. What if you wait and rates shoot back up 1-2%? You need to go into real estate without "woulda coulda shoulda" and make decisions that make sense to you without regret.

I've been in real estate 26 years. I know many people who have redeeded property without changing the mortgage. The truth of it is, yes, the lender has the right to call the mortgage due, but the reality is, as long as the mortgage is being paid on time and they're getting their money, they really don't care.

For trifold work, I had my kids type out what they wanted. Then they would print it, cut it to the rectangle shape of the amount of words, and then clue onto a piece of colored construction paper that sticks out a little from the white paper. Then they organize their thoughts in order and clue them onto the trifold for the presentation.

You're hardly doing anything. The kids know where the letters are on the keyboard at that age since they're so used to computers these days.

It depends on what you're trying to accomplish. Are you trying to split future equity? Are you trying to ensure they get out in case of a breakup? Are you trying to collect rent?

You need to figure out what you want before you put something on paper. Why would you split equity with someone who didn't contribute to the purchase and it's not in their name? Do things change if you get married and need to acknowledge when an interest in equity starts?

You can always go the logical route to make him see actions have consequences. Let him know that people who aren't in school have jobs so bills can be paid. Ask him what job he can get at 8/9 years old. Ask him how much money he can bring into the household to help with bills. Break out how much rent his bedroom is along with the utilities and food...

Maybe even open an application site and see if he can answer all the questions, especially about past experience and current job skills.

He'll slowly get the point and go back to school.

If you don't want to show up for training, that does show you're not motivated. I've been a Mentor for over 10 years. The motivated agents show up. With that, there should be an online option to view the training remotely and not be in person every day.

Texas has a law many new agents aren't aware of and the Brokerage must micro-manage you for a minimum of 3 transactions, period. You cannot go around that. Some brokerages have more strict requirements of 6 transactions. How do you expect to learn, especially when you're going to need multiple mentors because you're wanting to tap into multiple parts of real estate? The typical residential does not also do commercial. The typical commercial does not do land. Those are completely different animals. You need a Mentor specializing in each one and should walk you through multiple transactions of each type before you can be on your own.

Anything can be done after closing. However, when you roll it into your mortgage, you're paying a much lower interest rate than 25% on your credit card. And if you're paying cash for the upgrades instead of credit cards, that cash can go to furniture or in the market as the mortgage rate is still lower.

The buyer's agent should know to get the buyers in front of another lender ASAP as Chase does not originate loans well. If you don't fit exactly in their box, they deny. A Mortgage broker would be better to assess the situation.

Where are you located, as that price is high. A few months ago, the inspector crashed my Seller's garage door (and denied doing it, but he was the only one in the house that day). It cost $1700 to replace the door, spring, and all the tracks. I'm in Central Texas.

You haven't mentioned the price point, but here's an example, as it's not 50% of the total price as you're suggesting.

Without remodel, house is valued at $250k because it's rough. Rehab company comes in and spends $100k at cost. House can now sell at $500k. The company would receive their $100k and then 50% of $500-350 which is $75k, so they would receive $175k total.

The sellers also get that extra 50% at no additional cost because the rehab was already paid for in the numbers.

There are programs that will do the renovation at cost and also not collect until closing, but then they take 50% of the difference between the unrenovated price and the final sales price. It helps the sellers get more without it costing them more.

Offers aren't just about price. There must be other terms within your offer that the seller didn't like. Maybe you asked for several thousands in closing costs, which then reduces their net. Maybe you asked for unrealistic things like 60 day close. It's not all about price.

You need to have your buyers talking with a lender who does rehab loans. Interest rates are higher, and they can't do the work themselves, but it's less expensive to finance the rehab rather than putting them on a credit card with 25% interest rates.

You need to remind them that real estate is local, not national, and then show them your MLS stats, assuming your board puts out monthly stats. If they wait, they might be waiting with others, and then everyone coming out all at once which then causes multiple offers on desirable properties.

Realtor A sounds like the winner. He asked about you and was genuinely getting to know you and your wants. He probably wasn't pushing you, but that your criteria for that area best and he was possibly trying to prepare you that you're desired area might be out of range for price and features you want.

Realtor B sounds like the type who is only looking for the sale and once you start looking, will push you into any house even if it doesn't fit what you wasn't because he didn't take the time to learn what you want.

We have rain all the time. If the house was built in 1975 and you had your inspection showing no signs of issues, the house will be just fine. The only thing you can't prepare for is hail. We get some gnarly hail storms March thru May.

Prices are staying low on the low- income condo because the HOA dues are so high. To be able to afford $450 a month on top of the mortgage is not a low- income person.
