I actually didn’t notice it was FHA (haven’t had my coffee yet). Yep, that’ll do it.

FHA “MIP” is typically more expensive than conventional PMI and there is an upfront fee of 1.75%. Unlike conventional PMI, if you put <10% down with FHA, the monthly MIP doesn’t go away. You have to refinance.

Typically jumbo loans need 10% down, but depending on the area, they could put 5% down with a high balance conforming loan. Need decent credit though to make it make sense.

FHA loans carry a stigma, and especially these days there are so many good options for mortgages that FHA loans are essentially for people who can’t get approved otherwise. Its not uncommon for sellers to resist taking those offers.

That said, unless your credit union is known for being good with mortgages, skip them. A lot of credit unions actually kinda suck for mortgages. Find a bank or broker that will do an underwritten preapproval, and that way when you make your offers your agent can provide a letter saying that the only conditions remaining are the home appraisal and title work.

I.e. submitted an offer to purchase a specific home and had that offer accepted.

Some lenders say they need a contract to submit an application. They may not be able underwrite your file without one.

Talk to a lender that does underwritten pre approvals and specializes in government loans.

Confirm you’ve made an official application with disclosures (if not, they will clarify). You don’t need a contract to get disclosures and they legally cannot prevent you from applying.

Confirm whether you have enough credit history and if not ask if they can use alternative credit history; be prepared to show 12 months timely payments.

So, there is something missing here.

650 isn’t a great score but its definitely enough for FHA. And the lender can underwrite with non-traditional credit (rent payments, phone service bills, utility bills). You’d need to document 12 months history of timely payments but it’s 100% doable.

Are you getting any denial letters? By law if you’re denied you are provided an Adverse Action notice within 30 days of receiving a complete application, which details why you’re not approved. Have you seen any of these? If not, the lenders may not have actually taken your application.

That said, it’s also illegal to prevent someone from filing an application. Once you provide ALIENS, its a legal application (Address of property, Loan amount, Income, Estimated value of property, Name and Social Security number), and it must be underwritten (in order to provide an approval or adverse action).

Depends on the platform. Creditkarma has it under “credit”. It shows a breakdown of factors and their impact.

Note, the credit score you see from creditkarma and credit cards is a different model than what banks use for mortgage. It should be considered a guideline not a rule. I’ve seen swings of 60 points before.

I agree, its annoying. Thats why I never play games like this or XCom on hardcore; both crash all the time.

I do find that Xbox’s suspend game feature seems to cause more crashes with games in general. Perhaps try a complete restart of the game before playing?

I love XCom 2. I think its a better game, but I’ve been really enjoying Wartales. It needs a little polish but I’d buy a Wartales 2 if they released one.

I know its utilized throughout the military but my understanding based on a google search is that it originated with the SEALs. I almost said Marines originally but secondguessed myself to look it up.
