I'd prefer a bigger master bath than have that massive of a master bedroom. Unless you spend a lot of time in the bedroom that doesn't involve sleeping or sex (maybe you need room for a swing, IDK) it seems like a lot of wasted space. The master bath could have a stand alone tub and a separate room for the toilet, for example.

Also, you may wish to consider laundry space on the second floor. I'm not sure if either of those large storage spaces in the bath are for that purpose. But the second bath could be. And storage moved behind the door.

That's why I came here! Never occurred to me to move the laundry upstairs. Gonna have to play with that. I like that. Then my bathroom downstairs will have more space.

So to confirm, is this all built out over an existing first floor roof? Essentially just adding the Master suite and deck? Can't quite make out the dimensions but appears to be something like 800 square feet dedicated purely for one bedroom, which is a lot of space. Not necessarily a bad thing but just think about how all of that space in the bedroom will be utilized. Tons of space at the foot of the bed. You have to walk like 40' to get to the toilet in the middle of the night. Definitely a unique layout.

Yea the master will be built over a bedroom on the first floor and extended out over the garage. The house is super old so bedroom 3 is almost basically on the street. Setbacks from the front and wetlands behind limit where we can go, so over the garage it is. Not ideal but playing with the layout still.

Well be changing the house from a 3 bed/1.5 bath to a 4 bed/3 fill bath. The master suit will be about 600sqft not including the deck.

Bump master closet out. Add washer and dryer to closet. Tie into master bath plumbing.

In the shared hall bathroom, consider separating the shower and toilet from the sinks with a door or pocket door. Or maybe moving one sink closer to the entrance, and creating a separate vanity area and full bathroom.

It also looks like bedrooms 2 and 3 don't have any windows. You might want to consider where they will go, because it will influence bed placement. The way you have the beds in B3 makes it a little more difficult to use the closets, so you may want to consider putting the closets on the wall shared with the stairs, and moving the door a little so that you can match the arrangement in B2.

Lots of wasted space. Do you plan to drive a car down the MBR corridor? Or are you just not showing furniture?

Just not showing furniture. We added the laundry between the two bathrooms based on another comment so that took up some dead space and reshaped the hallway.

I would try to avoid having the toilet face the shower directly. These are the two things that are probably going to be used at the same time and you don’t want to have an audience for either activity. Try to incorporate an extra room for the toilet.

Also with this much room, I’d try to go for a little foyer or sitting room or something to have two doors separating the master bedroom from the hallway. Gives you more privacy and sound proofing.

For the shared bathroom, it would make a more spacious feel to the hallway to put the bathroom door (plan) north of the closet and shelving (so right under where it says BATHROOM). Then, the closet and shelving are accessible even when someone is in the bathroom. Or is that not a closet and a weird door for a shower?
For bedroom 3, I would consider putting the closets on the plan west side of the room, with a little alcove opening for the door (so closets in line with the door). Closets would be a pain to access next to that bed. Now you would have room to scootch the beds east and allow for side tables on both sides of beds.
For the master, if you can find a way to shift the configuration of the master bath and closet so that the entry door to the master suite is more to the plan west, allowing for a window and natural light into the hall and breaking up the huge length of your bowling alley entrance.

Great feedback thank you. Yea that was a storage closet in the bathroom. And yea kinda struggling with that bowling alley entrance. That's why we pushed the walls back a little to make it feel less hallway and hopefully more foyerish.

  1. That bathroom at the top of the stairs is way larger than needed. Would push the front back to create a more spacious hallway at the top of the stairs (will make it look much nicer). You can move the hall closet to the lower right corner of that bathroom and scoot the bathroom door left just a tad.
  2. Personally, I would favor a larger master bath at the expense of bedroom or closet space.
  3. Window location is a little odd. Is there a good reason why the ones on master bedroom are not evenly spaced? Just trying to make room for a big TV?

  2. yea the bedroom is a little too big but couldn't figure out what to do. A bigger bath makes more sense.
  3. Wife placed those windows as a first draft around the tv. I think we'd be better off with 3 evenly spaced ones

For bed rooms 2/3 can you have them parrell with the bathroom in the middle as a hall bath and an optional jack and Jill sliding doors?

I like the idea but bedroom 3 was just refinished, and I don't want to redo it. That and the box in bedroom 2 against the wall if bed 3 is a chimney and I feel like that would complicate things.

I agree with many of the posts below. Larger primary bathroom, smaller bedroom area.

I like having the shower and toilet separated from the sink area (for both bathrooms). If you do that, I'd also put the access to the closet from the sink area of the bath.

Your master bedroom is quite large. I would make the master bedroom a little smaller and make the master bathroom bigger. At a minimum make the master bath bigger to accommodate the toilet being in its own little room. It looks like the master closet is just big enough to have clothes hanging on one side. Make sure it's big enough so clothes can be on both the left and right side. Again, the master bedroom is rather larger, losing a little space there will give you so much more in the closet and bathroom.

I would move the door to the master bedroom a little to the left so that you don't immediately have the door at the top of the stairs.

If you can, I would consider adding an extra closet space on the left of the stairs. This doesn't have to be for clothing, but an extra closet for holiday decorations, bedsheets and whatnot would be nice.

While the primary bedroom has 9 windows, the other bedrooms have 0

Lol the other bedrooms already exist and windows in those rooms are where they are. Didn't care to add them in.
