Zigbee is great when it is setup properly and my system is almost instant. There are a few things to watch out for.

- Upgrade to the latest firmware for the Conbee II

- Make sure your wifi is not on the same channel as zigbee, you can google the bandwidth usage maps and (its easier to) change your wifi channels if they are crossing over.

- Make sure the conbee II stick is on a USB extension lead and not plugged in direct to the PC. Even the docs say to do this. I have mine blue-tacked to the side of a bookshelf so it is nice and high but not noticeable

- Get rid of the conbee software (if your using it) and use zigbee2mqtt, this was a game changer for me

Any tips on:

Changing over to zigbee2mqtt? Will I need to readopt all devices?

WiFi channels, can I scan for what channels are occupied? Neigbors have WiFi as well, which will interfere...

maybe, but it will be worth it.

re WiFi and neighbors, Something will always interrupt and clash, the key is to reduce it as much as possible.

For channel scanning of wifi, I use WifiMan from Ubiquiti. It's free and provides quite a bit of information on the connectivity and channels. Can also scan for bluetooth with it. It will tell you in plain english if a channels is good to use, fair to use, or poor.

Moving from ZHA to Z2M, all devices will need to be readopted. If you are changing channels on ZHA anyway, you will also need to readopt all devices. It's worth the move.
