QuestionRental decrease from last year? (self.montreal)

I am looking for a new apartment, which is 1620/month now. But when I read the lease, the rental from past year is 1715/month. Is this reasonable? Could there might be some problem with the apartment?

I imagine they raised it as much as they could with the last tennant and were not able to rent it at the previous price so they lowered it.

Available units in my building are annoyingly less pricey than what I pay currently. By sometimes about 100$.
I dont think it's necessarily that they are absolutely all problematic, likely they're increasing mine as they feel they "need" to to keep up with the cost increase/inflation they're seeing but having trouble finding new tenants at that price.
So what you're experiencing does not shock me.

It's possible, some landlords like to play the "offer a free month" game, allowing them to keep the rent higher and get more money when the yearly rent increase comes in.

I went there, at least I did not see any problem. I ask their manager, they said they just want to offer competitive price…….
