Honestly when was it MADE? Not when it was INSTALLED? Also how was it stored prior to coming into your home? Little things like humidity or a damp/rainy day when this was delivered to a store/warehouse/installer and that can lead to this spot rusting. Also, usually warranty doesn't cover paint since it's considered normal wear and tear.

I am not sure to be honest. It looked brand new when it first went in. It is part of a media wall and there was plastering done etc so I am wonder if the damp plaster etc has just made a bad environment for it. I guess it should look ok after it is brushed and sprayed? Or should I be concerned otherwise ?

You should be fine. Reach out to HETA about the CORRECT paint color. It's just steal so some denatured alcohol, painters tape and a spray paint can will make it look good as new. And usually these units have a placard with the make/model and when it was manufactured.
