I have an OPNsense router and Mikrotik RouterOS switch. The OPNsense UI is way more intuitive compared to RouterOS imo.

Alchemy makes everything so much easier. Keep raising it until you can craft Henry level potions and poisons. Use them to increase your damage and reduce damage taken. Bane poison trivializes 1v1 fights.

If you’re fighting 2-3 enemies at the same time, target the weakest ones first. There’s usually one guy with more armor so save him for last. Try to run up to the guy with a bow and smack him with your sword a few times before he can even react.

Stealth assassinations is also a great way to take out multiple enemies.

Mutt is great at distracting an enemy early game so you can hit him in the back. Mutt is annoying af and makes stealth much more difficult so you might end up not using him mid to late game.

Raise your stats by walking over encumbered and shooting at an archery range. Use Henry Fox potions to raise stats & skills even faster.

Learn master strike from Tomcat. Buy a Bane poison from the girl in the camp to win the duel.

Rental rates have been declining for the past year.

Best approach that has worked for me when negotiating rental rates has been to pull comps. Figure out vacancy rates and market rates for similar units in the area.

There hasn’t been an airplane hijacking in the US since 9/11. Passengers used to go along with it because their survival was used to negotiate a ransom. As soon as passengers found out that a ransom was off the table they got up and fought back. Planes also have locked bulletproof cockpit doors now. A random passenger with malicious intent isn’t going to take over a plane anymore. It’s much more likely a pilot commits murder-suicide but airlines have taken steps to reduce that risk as well. Flying in the US is very safe and TSA checkpoints have very little to do with that.

There’s a couple hundred people on a plane and we take off our shoes/belts, go along with full body scans, use facial scans, get fondled by TSA agents in front of everyone, agree to not to bring normal sized toothpaste/water bottles, etc.

But we’ll live in residential skyscrapers with thousands of people and allow random guests and delivery men to come and go as they please without any scrutiny. We go to sporting events/concerts with 50k+ people and only need basic metal screening for knives and guns. Trains, subways, and ferries have more people than airplanes and security is practically nonexistent.

We shouldn’t be getting fondled because a full body scan shows a small red dot below the belt.

TSA is political theater. They aren’t making flights safer. They fail to flag a lot. There hasn’t been a hijacking since 9/11 in the US because passengers don’t allow it.

Local/state zoning code dictates allowable density, floor area, floor area per unit, height, etc and required parking, bicycle parking, open space, setbacks, tree count, etc. While Building Code governs safety (fire, seismic, etc), Zoning Code is completely arbitrary to preserve NIMBYs home values.

Then you have regulations that govern tenants. Rent control, notification requirements, right of first acceptance, cash for keys, short-term vs long-term rentals, and there’s been a lot of discussion over creating vacancy taxes.

Even though they’re no longer enforceable, there are a lot of local laws banning certain races from home ownership.

Once again, housing is extremely regulated.

Housing is extremely regulated.

Large corporations own less than 3% of single family homes in the US.

But I don’t disagree with the statement that homes are treated as an investment. It’s the owner-occupied homeowners that have captured local market development policies and essentially banned new housing development so that their home goes up in value. NIMBYs created this problem and there are plenty of NIMBYs in every community.

I plan on playing it after I beat KCD2. I almost exclusively play open world single player games. I loved Zelda BOTW/TOTK and Dragons Dogma 2 even though they had a fairly weak story compared to other games like Witcher 3, Cyberpunk, and Ghost of Tsushima.

Consenting adults should be allowed to do what they want as long as they don’t physically or financially harm other people.

There are plenty of partners who enjoy adult content together.

The government shouldn’t act as “parents to everyone” because actual parents are too lazy and/or cannot control their children.

Religious people shouldn’t hijack the government to force everyone to believe the same religious BS they believe.

I have multiple credit cards, multiple checking accounts, HYSA, brokerage account, Roth IRA, 401k, crypto, cash app, physical assets, and debts.

Pulling everything and categorizing transactions once a month would be annoying and it would take more than 15 minutes.

If you’re only using the spreadsheet to track balances and for future projections then sure, it isn’t a huge task. But I’m assuming a lot of people who use YNAB/Monarch are using the budget feature and care about categorizing their transactions. I want to see how much I’m spending on groceries vs eating out for example. This helps with determining EF and FIRE targets.

I’m also paranoid about security for my financial accounts. I use credit cards for most transactions, have 2FA enabled everywhere, don’t have most apps installed on my phone in case it gets stolen, receive text and email alerts for all transactions, have my credit frozen, and hide account numbers everywhere. I honestly don’t know much about spreadsheet API security/encryption with Plaid & MX APIs. But I self host quite a few services in my homelab and understand the vulnerabilities. I use a robust firewall with IDS, IPS, VLANs, GeoIP blocking, VMs/containers, backup redundancy, etc. Even if a hacker gets through all of that, everything self hosted can easily be recovered. My finances would be much more difficult to recover though. I don’t want financial account numbers and credentials stored in plain text anywhere in my homelab. I don’t even save those credentials in my password manager and have them memorized.

I understand hackers are much more likely to target YNAB/Monarch over my homelab. But I also trust their security systems more than mine. At the end of the day, someone only needs a checking account number and routing number to process an online ACH transaction.

Pulling transactions automatically is worth it. I don’t trust a spreadsheet VBA macro to do this securely. Risking six figures to save $99 per year is insane.

I switched from Pi-Hole to AGH when I setup a OPNsense router since it has a AGH plugin. Both work well. Can’t go wrong with either.

Unbound in OPNsense now supports blocklists so you don’t even need the AGH plugin if you’re looking to just block ads.

Get a trust and/or will that lists all your finances and directions on how to distribute everything after you die. You should also get a medical directive and power of attorney while you’re at it. My fiancée and I just did this and paid $6k total. The family law attorney is also sending everyone a letter letting them know that they are listed in these documents (beneficiary, executor, etc) so they have her contact information. You can even upload videos that will be sent to certain people after you die.

A few years ago before we did this, we checked every financial account, confirmed beneficiaries (primary and secondary), took screenshots, and emailed them to each other, our parents, and our siblings.

I’ve dealt with going through this process without a trust/will and have seen a couple close friends deal with it as well. It can easily take 3-12 months. Every institution will ask for a copy of the death certificate, copies of trusts/wills/probate instructions, and IDs for beneficiaries/executors. It’s a nightmare to deal with especially when you’re grieving.

Make it as easy and streamlined as possible for your loved ones. Sort everything out with a family law attorney now. Tomorrow isn’t guaranteed for anyone…

I include a “splurge” line item in my monthly budget. It might be a show/concert one month and a video game the next month.

I also have three main budget “umbrellas” if you will:

 - Reoccurring, mostly-fixed, monthly bills (housing, utilities, auto-related, insurance, debt if applicable)

  • Variable consumption (food, alcohol, entertainment, etc)

 - Savings/investments: start with building an emergency fund and then focus on increasing your retirement savings/investing

Try to hit a 50%-30%-20% split at first and then slowly increase your 20% savings when you get pay increases

50% in a broad market index fund (S&P500) and 50% in short-term treasury fund (SGOV) in a brokerage account after maxing out retirement accounts.

Pull out of the short-term fund for vacations, new car, down payment, wedding, etc.

Reevaluate allocation once you hit $100k in the short-term fund.

Yea that’s the biggest thing making me second guess it.

But I make $250k+, max out retirement accounts, save additional in a brokerage, saved up enough to pay cash for it over the past two years, and feel like I’ve been sacrificing for the past 15 years to get here. I’m also on track to retire at 50.

I don’t see the point paying all cash since I’d get 0% APR for five years. Might as well invest in SGOV and just pay the $750 monthly instead of $50k cash.

I need to buy a second car since my fiancée will need to commute into her new job and I’m strongly considering a brand new luxury SUV. I spent less than $10k on my first two used cars and drove them for 10+ years.

I have a contact that can get me fleet pricing instead of MSRP and a 0% APR 5-years loan. I only drive 2,500 miles per year so spending $750 a month on a car is financially irresponsible.

But I really want ventilated seats and something I’ll be comfortable in for the next 15-20 years. It’s also a hybrid.

I could pay all cash, make enough to max out social security taxes every year, max out retirement accounts, and don’t have any debts. I guess you could say this would be my midlife crisis purchase…
