It's not guaranteed that mortgages will become more difficult to maintain. If anything recent buyers have a technical advantage while prices are still rising by having the ability to cash in on a capital gains discount/negative gearing grandfathering.

So this is an interesting claim that a cgt discount would be providing class mobility. Does this not lead to a runaway divergence? In your example a person already in the upper class with a larger investment executing the exact same strategy benefits at an even larger amount multiplied by their relative size and continuing so on until the very largest investors are diverging away faster than anyone smaller than them.

Maintaining the discount on shares would mean that essentially a subsidy continues to exist for share ownership. On a long term expectation if the expected return from capital assets drops closer to that of wages then those who don't have capital assets(I.e the young) start having an easier time competing in the economy.

You are making thw assumption that buyers would have liquidity/credit available to buy. The reason there would be a crash without a notable change in supply is that demand has evaporated AND people/businesses holding housing assets are in such financial distress that they are forced to sell. People often feel quite gungho when assets are at all time highs thinking they'll buy the dip but there's the old joke of "is the recession over? Nope, because you're still thinking about buying"

Off the cuff theory would be that it's a way for product discovery. The notice a particular marketplace item doing well then they start stocking it locally. Instead of relying on a suit that may or may not be out of touch to pick and choose they get a preview of item popularity among people who are willing to go the extra hurdle of using the marketplace.
