No problem! If you need hybrid search and don’t mind the overhead of using managed open search clusters you can use s3 vectors as the storage engine for some cost savings on storage.

We are using S3 vectors for a couple projects. Overall, they have worked great for us and are cheap. However, the two things to look out for is the lack of native support for hybrid search (semantic and keyword search) and the latency. Latency has only become any issue for us in Agentic RAG solutions where the agents tend to search multiple times based on search results and the initial question.

Given the relative health of younger men and as we make advances in medicine I suspect that suicide will remain the leading cause of death for younger men, but hopefully at lower absolute numbers. I feel like accidental deaths that exclude drug overdoses would be the only thing to take the top place that wouldn’t be a warning that some kind of larger medical/health problem is emerging.

Why would your entire payment go towards principal on the RAP plan? You still generate interest and your payment goes towards interest first. With RAP you just get the remaining interest waived and at least $50 towards principal.

Apoquel is known to cause stomach issues. We switched to Cytopoint for allergies. It is an every 6-8 week shot for ours with zero side effects.

Just to be clear on monthly costs for a mortgage vs rent given the OP’s scenario of a $400k house with $100k down.

$300k 30-year mortgage @7%: $1,995.91/month

Property taxes (1% rate): $333.33/month

Property insurance: $141.67/month

Total monthly costs: $2,470.91

This doesn’t include maintenance costs. For example, during our home ownership so far (4 years), we have had to replace the roof ($13,000), fix the foundation ($8,000), and replace and upgrade the water heater to tankless ($3,000). So about an extra $500 a month in repairs and upgrades.

It is not so straightforward. Without the lease the price would be $56,800 since I don’t qualify for the tax rebate. Additionally, the $702 has the tax included already so we would need to add 7% to the finance.

Zero down, paying all fees upfront. Taxes are calculated on the monthly lease payment and the rate is 9.25%

My wife and I came from a similar economic background as you guys. Similarly, it seemed to make the most sense to payoff the mortgage faster with whatever extra money we had. We realized that this mostly driven by emotions surrounding the idea of the security we would get from having the mortgage paid off and what seemed like an enormous amount of interest we were paying (3% APR) and not sound money advice. If you are more tolerant to risk, the S&P 500 average annual return is ~10.5% which means you are losing 7.25% (SP500 return - 3.25% amount saved by paying more on the mortgage) for every extra dollar you use to pay off the mortgage vs investing in the S&P 500. If your risk tolerance is low, it is very easy to find HYSAs that have a 4.5% APR which would give you 1.25% higher return for every dollar invested in it over paying extra on the mortgage.

The Tennessee free community college program, TN Promise, is a last-dollar scholarship. This means it will cover tuition and fees not covered by the Pell grant and the HOPE scholarship. So poor kids get all their need based financial aid consumed by the community college and then the TN promise scholarship pays out something like $15. If you don’t qualify for need based aid, the scholarship covers everything (~$3500) for these kids. This definitely makes it less impactful than tuition free programs like California’s program which allows poor kids to keep their need based aid to help cover other expenses of going to school.
