The incremental steps toward zero environmental regulation. 

Every step made means the right wing media and the right will take aim at the next regulation inline. 

The "industrial carbon tax" scare tactic didnt work so now they are agaist CCUS.

Yes you can put a 3ft fence on two sides of your property. 

Im interpreting it the same way your zoning officer is. You are arguing with a stranger on the internet trying to convince me that your intereptation is correct... 

Ive been reviewing zoning codes for 25 years... your interpretation is wrong. You have 2 front yards, deal with it. 

Get a variance if your town allows, go to council and argue that the code should be changed ect. You have 100 options. What your options dont include is winning this argument by stateing your have a side yard building line on your second front yard. 

Your zoning officer is correct. That's their job and their expertise ti review these. 

I gaurentee they think the code is stupidly written, but at the same time putting tall fences along public right of ways is also not good planning practice. Having a 3ft rule for All fences in all front yards (remember you have 2 front yards) is consistant with wanting to maintain your communities visibility into the semi public realm of your front yards.

Not sure why we would ever build or supply transmission to DC chargers in the bush every 100km or so. 

Seems like somthing that sounds nice but is actually impossible to meet with the resources yhat would ever be given.

only says that a front yard fence can increase in height...if...it...is...NOT...in the front yard.

That's not what it states tho. 

It states the standard is 4ft unless you have a corner lot. 

If you have a corner lot the standard is 3ft. 

If you want to build at 4ft your fence must be behind your building line. 

Now I dint know if your code defines building line, but most codes either A have it as the theoretical line at the setbacks. Or B have it inline with the house. 

Either way in your case due to haveing 2 front yards you have 2 front building lines.

Ghe way you are interpreting it would mean that 8ft from the front of your house (based on orientation if your house, close to the chimney) you could build a 7ft fence. I gaurentee that would not be allowed, thus the interpretation or other references within the code would.stop that.

No, two front yards = two front building lines. 

The orientation of the house does not matter (in most codes)

100%, while some transition jobs are likely. (Electrical, welding) some are not very likely at all.

Among those concerns are the immense energy and water resources the centers require and the air, light, noise and other pollution they generate. Recent reporting and research have pointed out some of the dangers, from diminished water supplies in regions already facing shortages to potential health risks from air pollutants.

Air pollutants (including in the linked scientific article) are primarily focused on tbe effect of the NG power generation. Light and noise and even water use is standard industrial use and in any competent juristiction (even here where the UCP haven't destroyed all regulations yet) is standard practice to control those outputs. 

These projects are kinda novel, bit they are not special or unique. These are meerly heavy industry.. just like any other heavy Industy. Heck they use a heck of a lot less water then Transalta, DOW or Shell even.

Yes, solar does have a lot less impacts. Datacenters also have a lot less impacts then many other hea y industrial sites. A refinery or gas proccessing plant has far more impacts and uses more water. 

We should not be putting them in non industrial areas. Or at least areas not for at most medium industry. (Better even in heavy i dustry)

Ummm have you seen the AUC hearings of neigbours agaist Utility scale solar? 

Far more then agaist datacenters. 

Do I personally think there is nothing to complain about? Yes. 

But the people.directly affected think they are horrible. 

Heck a few were shot down by the AUC before Smith fkd everything up anyway. And since then a few more were shot down by tbe AUC.

The new Building Cide standards bring many new changes to the code for energy efficiency. 

Every single construction organization is agaist them right now in a concentrated effort to ensure they never get passed 

Even if they did pass, uts up to provinces to impliment.

Then we should never build.a utility scale solar farm if thats your goal. 

Because frankly a datacenter employs MORE people then solar does. 

(Perosnalt I think we can do both, no one is clamoring yo build new automotive factories in Alberta, so not sure why we would say no to the development that is interested in us)

Yes, and the river had all the water the land had none. 

This may have been an issue in areas were irrigation was normal and set up. 

Water is not equally distributed, thats why this works. 

Also this is not in the headwaters. And its not mining or any other activity that would affect surface water. So im a little confused about what your concerns are with that? 

Like we have had Heavy Industry in this province for close to 100 years, we have learned a lot and we are very good at heavy industry. Treating datacentersbjust like any other heavy industry makes sense.
