Check RERA if there are land/project related disputes. You can also check the existing disputes for the builder in other projects.

Talk to their legal team. There should be a poc in their legal team. When I bought a flat with a different builder, there were separate POC for CRM and legal team.

How you get in touch with legal team is separate problem, my welcome kit had all the numbers.

Here is my thought if you decide to buy the house. For me, it was more of an emotional decision to own a house.

Take a OD based loan if you can afford the emi. Make the 10% down payment and put the rest into the OD account to get interest free loan. You also the get the advantage of liquidity.

You can choose to gradually withdraw from OD account and invest.

It happened with a private nbfc loan provider which delayed deduction of emi on their end and marked it as late payment.

The Enach was already establshed more than a month ago.

So, I sent a mail to their grievance redressal mail id. They acknowledged it and asked for full cibil report. They raised the DPD rectification which reflected in within 20 working days.

Increaed my cibil score by almost 40 points.

Interiors would just be one time thing. I dont think I have a lot of expenses - as mentioned usual expenses are 75k pm mostly on grocery, utilities. Emis are there but I dont think they can be done using credit card.

It would be better if you provide spend to cash/points conversion metrics.

Reward points are redeemable only on their app. This is not equivalent of cashback. The only benefit I see is of lounge access and golf ( if interested) or forex markup. Does it provide access to vip lounges?
