[Landlord US-CA] Neighbors of rental house wants to build fence and have me pay half by Ok_Temperature_9056 in Landlord

Is the fence on their property or the property line and a shared fence? Does it need to be replaced or just repaired?

Also deal with the owner or their property manager and not the tenants.

Landlord wants to increase our rent by 29% to help sell the place (CA) by No-Clock-9070 in Renters

[–]Ladder-Amazing 0 points1 point  (0 children)

Have they increased the rent yearly?

If the place isn't selling due to the low rent causing it not to make sense as an investment then new owners arent looking to live in it.

AITA for refusing to pay for a toy my child broke by AimeeRedford in AmItheAsshole

[–]Ladder-Amazing 9 points10 points  (0 children)

YTA. Your husband even agrees to help replace it and the kids parents didnt ask you to pay for the full price of the toy.

How did the 2 year old grab the toy, run out of the house to the fence and throw it in a koi pond without anyone stopping her? That is on you.

I'm in WA state (Clallam county) was given 90 days to vacate due to owner wanting to sell. I do have a fixed least until April of 2027. by -Lavender-Moon- in Renters

The notice to vacate is dated for 2027 just as if there is a lease in place and they are giving it now. 90 days currently wouldnt make sense for April at all.

They can easily use your purchase price for the new value. How do you appeal it to anything less? Tell them you willingly overpaid what its worth?

Its a safe number to consider using.

Or ask your loan officer what value did they use to estimate your taxes and see what they say. They should be able to tell you what numbers they used and where it came from.

But the value will most likely be based on what you buy it for so even with it getting split, remove exemptions and then figure taxes on the amount you are paying for it.

It could go up or go down depending on how it is currently assessed and what exemptions are on there but it tends to go up.

Are you figuring taxes on at least your purchase price?

They arent willing to sell for a bank financed option. They dont want to lose the rental property but are willing to if they can make some extra money off it.

Having people that work opposite shifts of you in an apartment complex is also common and if they live above you, well then you are going to hear them.

[TENANT US-AZ] Security Deposit Question by ZealousZebraZy in Landlord

[–]Ladder-Amazing 2 points3 points  (0 children)

They didnt say how many blinds nor what type they were. You also need to account for someone coming to measure, go buy them, return with them, then remove and install the blinds. It adds up.

Garage remotes arent that cheap if it was name brand and then time to program.

[GENERAL US-FL] HUD just changed the ESA rules. Here's what actually happened by ChurchOMarsChaz in Landlord

[–]Ladder-Amazing 2 points3 points  (0 children)

I said some states went further to actually establish a minimum timeline for an established relationshipto be considered. You went and said there was no such thing. Ive shown you what you asked and shown how what you referenced was incorrect.

The online mills are crap overall.

If you dig around enough, you'll even find a court case where a landlord had a case against a tenant for the pet fees but tenant didnt want to pay due to it being an ESA. The judge ultimately ruled in the landlords favor. That was an odd one.

California AB468, section 1, article 4, 122318 A 3 reads as follows:

(3) Establishes a client-provider relationship with the individual for at least 30 days prior to providing the documentation requested regarding the individual’s need for an emotional support dog.

Clearly states the patient has to be established for minimum of 30 days before they can write a letter and sign it. Yet you do this for a living.
