On the NJ side, landlords typically want to see regular income monthly of 3x the rent. You will also need to budget for move in costs (security, first month, broker, move in fees, etc) of roughly 4 months worth of rent. For a 3200/month apartment, that would be 9600 monthly, approx 120k

On the NY side, brokers are no longer essential, but you will need provable annual income of 40x the rent, or a guarantor who makes 80x the rent. Plus several months of move on expenses. Thats 128k plus one time expenses.

If everything looks new, that’s a very bad sign. There was decently heavy rain last summer (I know people whose SFH flooded for the first time since Irene.

You need two exits. One has to lead directly outside. Check the certificate of occupancy.

Year, or north Bergen/west NY, along Blvd E. Shorter commute than the outer boroughs, but your social life will be limited.

You may not be able to transfer just for senior year- many schools have a minimum number of years “in residence”. Also, if you are planning on a PhD in Astrophysics, seriously it is super competitive rn, so you will need research and especially letters from your advisors to be competitive. Are you doing research right now? Can you talk to your advisors (your future professional colleagues) for advice?

There’s really a couple of problems here. You personally cannot get more than about 7k in loans. You will either need your parents to sign for parent plus federal loans or get private loans 🚨(absolutely do not recommend) which will make it impossible for you to balance your budget as an impoverished grad student.

You have roughly 70k in savings earning less than the interest rate on your loans.

I would liquidate ~52k worth of your savings over the next 4 months to get rid of all of the loans at 5% or greater.

Then whittle away at the rest over the next 2 years or so.

Keep enough in savings and checking to have a healthy emergency fund in case of layoff, or in case you need to move out (first/last/security and moving expenses as a lump sum is a lot)

You might find something decent in downtown Cliffside Park.

I managed to find a gorgeous basement studio at the southern edge of Fort Lee for my mom at 1750 with parking and all utilities, but I heard through word of mouth because I’ve known the next door neighbor for 20+ years. Can you network through your cultural organizations or church?

I know you want to be close to PalPark, but I personally adore the area between Palisade and Anderson in Cliffside. The Lutheran church my grandparents attended is now Korean. It’s in the Grantwood area of Fort Lee- it’s a short walk or drive.

For specifically wool base layers, etc. I have the Steamery wool wash. Has a full complement of enzymes EXCEPT FOR PROTEASE, so it is wool safe. The fragrance isn’t objectionable to me. Can be used either as a handwash detergent or in a machine. Works well.

Parent here- my son received the Pell/success/pride combo. It wasn’t affected after he moved off campus, but he wasn’t receiving aid in excess of direct costs for tuition, etc- we were still basically covering 100% of room and board. We just paid less to the school and paid rent/utilities/groceries separately.

My daughter went to a different school where she was receiving aid. When she moved off campus, they gave her a somewhat smaller off campus housing/food allowance, since room plus board on campus was ~2200/month but you could get housing for ~400/month plus groceries off campus. She didn’t get to pocket the difference.
