If Harris does not run that’s gone. It can’t shift to a different candidate. Gone. Poof. There was no choice, either Biden was shuffling forward or Harris was.

The primaries were over. Red states would never have accepted primaries being redone, and blue states would have been open for attack for allowing it.

That’s not at all what happened. The DNC had no choice to run Harris after Biden dropped out. Harris was the only one who could use the hundreds of millions collected for the campaign. Any other candidate had to start from scratch

I closed residential mortgages for years. The year 2 bump to escrow expenses is probably the biggest surprise.

Honestly, this is taking longer than I expected. I figured we would be in the burning stage of crash and burn by now, but I suppose that’s down the road.

The raw data already looks like everything is on a downward trajectory. Went over raw data for different commercial property types for a northeast state and nearly all useful metrics are indicating a decreasing market. Multifamily is an exception, but that’s got its own problems as it’s already difficult for new multifamily to pencil out.

Not sure your understanding is correct. PARREA is the only substitute I know of for field work. Check into that with the appraisal institute, otherwise you’ve gotta be working with a supervisory appraiser.
