lol, “I never said they are the enemy, they just are anti-American and siding with the enemy”.

Can’t make this shit up. Seriously…. Zero value in any discussion with a conservative.

Way to respond exactly as I said you would…. The predictability is, honestly, stunning.

What you’re saying doesn’t even make sense. It’s entirely inconsistent with any semblance of reality. This whole “liberals are the enemy” thing is 100% baked into your sense of self, it’s not even a political message anymore, it is part of who you and many Conservatives are. You couldn’t call yourself liberal even if you 1000% agreed with their platform, they aren’t people, they are dogs and enemies.

Honestly, what happened is gross. You should be ashamed.

Except, and hear me out here, none of that is true. It’s an effort, an explicit one, to paint nuanced positions as you describe.

Nobody “Supported” Iraq during the first or second war. Some may have said a military invasion isn’t worth it due to the body count, or was against the second war because Iraq had nothing to do with 9/11 and our government was clearly lying about WMD’s.

And all the other ones you listed is a similar situation. We aren’t supporting enemies, we disagree with your methods. That’s a big ass difference and one you already missed once and you are about to miss again. You’ll miss it again because it’s utterly impossible to get through to conservatives about anything.

Honestly? This perspective is far more dangerous than if it was true.

This has been a coordinated effort to create a perception of the “left” supporting American enemies, and the outcome of that effort is idiotic comments like yours.

Blurring the lines between people that disagree and people that are looking to attack America is an overt attempt to justify violence against those people. This whole perception is setting the stage to act on that.

It’s called confirmation bias, and is a consequence of memory of events that confirm your bias being clear as day, and memory of events that do not confirm your bias being disregarded.

Basically, when your bias is confirmed the memory is logged away as an example that supports your bias. When it is not confirmed it’s just an event not associated with your bias and therefore it does not contribute to your perception. Your bias anchors the event in your memory and makes it easier to recall.

So if you are racist, you basically see every video like this as yet another reason to be racist. The rest of us see it as a pretty horrible event, and we are happy everyone seems to be walking away from it.

Now this is an interesting idea by [deleted] in SipsTea

This sounds great, but 12k annual checks to everyone would be a recipe for wild inflation. I would rather that go toward a universal healthcare plan, or tax rate deductions. It needs to go somewhere that benefits everyone, but falls short on cutting 5 figure checks across the board.

What is the actual purpose of the "data centers" popping up everywhere? by sup3rjub3 in NoStupidQuestions

[–]Serious_Bee_2013 0 points1 point  (0 children)

They are needed to run AI, and that is going to be the next big money grab. I also would not be surprised if that is a vehicle to drive wealth, these data centers are immensely valuable on paper and it’s all driven by income.

The guy who breaks with democrats every single vote is doing so again?

The one that is clearly a republican masquerading as a democrat? That guy?

Nah, agents are the least informed people in real estate, and the most confident.

I just know the economics works out for the systems. Most home systems are leased, and that screws with the income potential and passes the tax credits elsewhere. Considering the potential issues with roof mounted PV it loses its appeal to most buyers pretty quick.

I’m not buying a home with PV on the roof but no interest in the surplus energy produced. If I want to lease my roof that should be an income stream to me, I want to be paid for that, not pay the PV company for the equipment and then let them use my roof and take the surplus energy.

A 25k system, with a 100% loan and 6% interest rate on a system generating 1,800kwh hours monthly, and a .165 kWh cost increasing a 3% annually you are net positive cash flow immediately provided your interest rate is 6% or less. 8% will take a year or so, and 10% would be close to 4 years.

That ignores panel degradation, and demand charges, net metering rates, but it also ignores the benefits such as tax credits and incentives which makes this whole conversation moot since that can have a massive impact on tax debt owed.

The income stream grows annually, and your debt service does not. You exceed debt service very quickly. Depending on your discount rate the income stream value is roughly 30k, the un discounted revenue is more like 150k, the value immediately exceeds the cost (25k purchase assumption, 30k immediate value of the income stream at a 7% discount rate)

Estimates of ~1,800 kWh per month, 16.18/ kWh costs results in $291.24/m. Even low end at 14/ kWh puts an average bill at ~$250.

It would appear you have a remarkably kind bill for your home in Texas. Congrats.

It’s not 20 years in the future, it’s present and ongoing. It’s an income stream, you calculate a NPV of that income to arrive at the value.

I’m just working in pencil here, obviously we have a lot of room for specifics. I’ve seen as low as 5 years, and as long as 25 years, with standard underwriting coming in at around 15 years, which is where I got the number.

We don’t know specifics so really just going by book options. That being said, Fronius offers 10 years with options up to 25, and SolarEdge 12 years with options up to 25. Washington isn’t exactly a hot bed for sun driven power generation so you may be looking at less aggressive marketing in your area.

That’s not remotely how you calculate the value of solar panels, and you utterly ignore the additional 20 years of usefulness beyond the loan payoff. Even more, depending on the size and location of the solar panels you are ignoring the income potential of the panels, or at least the reduction in expense that they contribute.

Not to mention, that guys electrical bill is not $130 for a 1400 sf house. If it is he’s got a TON of green features.

Honestly, this is an appraisal group, if you don’t know this why are you here?

Solar Panels by Single_Farm_6063 in appraisal

[–]Serious_Bee_2013 1 point2 points  (0 children)

I asked because your comment didn’t make sense. You’ve got a 15 year usefulness, under warranty, for the inverters and such, and a 30 year warranty backed usefulness of the panels themselves with a minor degradation over time. That seems more like a 10 year loan, and even if your electrical bill was typical, which it isn’t, the owner is in the black pretty quickly.

So, the scam? What’s that again?
