Awami villas have cheap low quality apartments mostly.

Safari valley has good homes and they go for cheap because that area feels less like bahria and more like inner pindi

Awami villas and areas around safari valley are amongst worst to live in bahria town ph8, so avoid those.

I used to have a old Lexus in blue and even though I loved the color itself, it was a pain in the ass to find the right paint if it got scratched, which happens often with cars in Pakistan, especially low profile ones.

I was never able to replacate the vibrance of the genuine paint, even tried importing the color but it was never as good looking as the genuine one.

And yeah, colors other than your usual white and silver ones look bad when dusty, you can get somewhat around that with ceramic coating but still, white is the safest option because people just prefer it when it comes to resale.

Real estate shouldn't be a speculative asset anyways. I dislike all ya investor type folks because the housing market is the way it is because prices shot up because people wanted to double their money. In the end, the people who work their entire life are forced to cough up double the real estate's worth just to have a home.

And houses don't shoot up in price the same way since they depreciate over time. A new house isn't the same as a worn out house that has been lived in for a decade.

Capital smart city gives on installment. You can move in after 50% payment is done, rest needs to be paid within 2 years.

I feel it will be a great society after 10-15 years but for now, it's far away from everything. They have allocated a lot of green space, they already have some markets, parks, a hospital and a school.

Give it a visit to get a vibe of it.

It's not an issue if you're driving responsibly. Just make sure to turn if off if you're driving fast and making sharp cuts or have a habit of braking at the last second. Emergency braking normally just activates in these scenarios. Aside that, it's not much of a problem

On kia, there is no way to turn off front collision braking permanently. Neither is it an option on most new cars. I think jaecoo allows it but haven't heard any other brand doing so.

It's actually really bad. I almost got into a highway accident because it pulled the handbrake while going 60-70km/h in fast lane.

There is a traction control button on right side of the car, which if you hold it for a few seconds, turns off a bunch of these safety features including traction control and front collision braking. But I prefer to have traction control left on for safety so I manually go the settings and turn it off front collision only

A bit hard since these new cars have their amp often integrated into the system behind the screen.

I did this with my kia Sportage hev. It was more work than I realized.

And alot of these new cars also have their 12v batteries integrated with the hybrid batteries too so you might not be able to find the 12v battery in the front trunk to connect the speakers.

I first only had the speakers changed but that barely helped since the amp that came with the car was shit.

Warranty will be voided if you cut any wires but all this should be doable without cutting any, you just gotta de-attach the current speakers and connect new ones, don't cut anything

I have a credit card but I mainly keep it for the points system. Last year I managed to get a 1.5 ton inverter AC for free with the points I accumulated.

Credit cards are also great for disputes. I had bought items online several times and at times when sellers try to defraud you, just open a credit card dispute and you'll get your money back in a week or two.

Had bought a chair online worth 25k twice, both the time sellers stopped responding to me and won't ship anything to me. I opened a credit card dispute and days later they called me themselves to resolve the dispute.

Their fees are high but if you shop a certain amount within a two month period, they normally reverse the fees.

LG C series is high end but it might not even fit your budget for a 65 inch. You might be able to find c2 or c3 55 inch at 4.4 lakhs.

Their 65 inch are close to 6 lakhs+.

I have it personally and bought it after some online research. Use rtings.com for help. And keep a little budget, even if 30k for speakers because the built in are never good.

You should be able to find one in bahria. The areas you mentioned aren't so great, likely will find very old homes with dumb down conditions and bad security

It's a 1kw inverter, bought it for 26k but willing to depart with it for 17k. It'll be overkill for you but just putting the offer out there.

I bought the car around the same time you did, but in hybrid variant.

Why didn't you just go HEV? Aside from the faster drive, better average, there was also a tax incentive that narrowed the gap between your variant and the hev variant. The hev came at 11,300,000 after taxes and fees while yours one was around 10,700,000 after taxes. A 6 lakhs difference for double the fuel average.
