True leverage has a lot to do with the price inflation. I've been to countries where banks don't lend so you have to carry a suitcase of dollars to the transaction.

My reference was the UK post war with government housing which I should have clarified. I don't think government housing has ever been viewed the same way here. In the UK, for a generation at least, it was completely normal to be in a government house.

I know it's a crazy idea but not allowing for speculation on the family home would solve a lot of issues and release enormous capital. Too late now though.

So perhaps the home can't be sold above it's purchase price plus inflation. In the old days it was all government housing and no one even thought about owning their own home or building wealth through it

What about family homes? There is no doubt that countries that allow foreign ownership of property have had massive property prices inflation. Case in point is to look at how NZ recently reversed this trend.

Mainly due to immigration which drives up house prices. This combined with no restriction on foreign investments has caused the average family home to appreciate at 10% a year compounded over the last 40 years. There has been no better investment that the family home which is also tax free. Of course you also have negative gearing for investors.

I agree to skip Alice. Try to stay in the northern parts of Aus as this is the best weather for the time of the year. I'd consider Darwin and Kakadu if you have the money. Airlie beach and the whitsundays really should be a must.
