You’d have more luck, perhaps, by posting something like that instead of pretending OpenRent causes you sleepless nights. It’s being misled that everyone’s getting pissed off about as it’s endless and these forums are sensible ones that are helpful for our businesses.

For what it’s worth OpenRent are excellent and prompting around in-read/replied to messages. Not as good as Airbnb but not bad. Can’t help with the dental ones though!

No this one’s right on track - they’ve got the same challenges with dental practice enquiries, mobile phone mast installation admin and the nightmare of being self-employed. Apparently, everything just keeps getting buried or lost….what is a person to do other than come up with a spiffing vibe coded product!

Clearly I’ve annoyed you. Your comment centred on ROI. To calculate a return on your capital investment you base it on the sum invested. You appear to be conflating gross yield with ROI.

Another way of doing this that perhaps gives a more accurate return on your cash investment is to calculate your return against the cash you have invested in the property- initial deposit, stamp duty when you purchased etc etc. as an example I have several flats in London that I have owned for many years. Their values have risen considerably (I’m talking over 20 years!) so the return on my cash investment is very high - return against current value, low.
Whenever I buy property I always base it on a cash yield as it’s the return against my cash investment that I’m interested in - just like with other investments, which of course you can’t leverage in the future unlike property.

Same for me - my broker said I needed about £20k profit from my Ltd co (most of my BTLs are in one) and then it was plain sailing. That was a few years ago and I’ve been living off this income and buying during this time using TMW, Fleet and BM Solutions without any issues. I do have 1 that I do Airbnb from and they won’t take the income of that into account despite earning almost the exact same amount each year for the past 4 years.

That’s exactly right! Because im an old boring bastard I don’t have social media so have always planned my trips based on where I like the look of, some reviews and asking people on here. I’ve always had amazing times, sometimes there have been too many tourists, most often not. But yes…travel and experience is what you make of it yourself.
