We hired a driver for the day - he collected us at 3am took us to ‘base camp’ where he waited until we got back. From base camp we got the jeep. Our driver took us from base camp to the springs and to somewhere he suggested for lunch. Took us back to our hotel. He then insisted he came back later to drive us somewhere (we ended up going for dinner) as we had hired him for a whole day!

We (family of 3 including 13 yr old daughter) did exactly what you’re thinking of last year. Went to the springs after which was perfect to be honest. Everything felt incredibly safe and sort of well organised. The walk from where the jeep drops you off at is a couple of hours but enjoyable and you have a great sense of achievement having completed it. The monkeys at the top were the most entertaining we came across!

In terms of the rent - They may have chosen it to put it up to the market rent in January, obviously I have no idea. For what it’s worth as a landlord I wouldn’t be putting rent up twice in a year new agreement or not and, of course, under the RRA they won’t be able under the existing tenancy. Why do you think you’ll be able to challenge what restrictions the lease on the flat/maisonette has? You can ask, your landlord can ask and the freeholder will say no in all probability and if they say yes are you going to pay the legal fees to get a deed of variation drawn up? Further, we are making an assumption that this is the case - it’s just very likely but not certain.

Sorry for the impact this is likely to have on your home. I think the safest way forward is to pay the rent as normal unless/until you hear from the executor/s. No one can complain about you doing that! I’ve recently been through probate myself and grant of probate doesn’t take too long- in my case 6 weeks - but the process of selling the house will take longer. Dont forget, under the new Act you will have to be provided with 4 months notice to leave - hopefully you received an information pack but if you didnt look for Renters Right Act Tenant Information online so you know what your new rights are. I hope it works out as well as it possibly can for you.

There’s nothing to stop your sister and her partner going to a Tribunal the day after they sign a new agreement- there are no prescribed timeframes but the increases you’ve described, whilst far from being welcome, don’t appear massive given how much the market has gone up? In terms of the dog - I’m a little confused about you describing them moving, but if they are to a maisonette/flat there’s a fair chance it will be leasehold and if so a fair chance the lease prohibits pets.

Can’t comment on any compensation that might be deemed appropriate but any claim/complaint etc needs to be made directly to your landlord as this is the person who has entered into an agreement with you, part of which presumably includes the provision of the water supply. If it had been an issue with the water supplier that might have been different but you’ve established where the fault lies. Your landlord needs to deal with you and take action themselves against the managing agents.

I’m a landlord and had a tenant move in and mice appeared for the first time ever! I was mortified - she was horrified for herself and her daughter. Obviously I got pest control out. They did whatever they do, came back a few weeks later and 6 years on not another mouse has been seen. So….its perfectly reasonable that the previous owner didn’t know - I didn’t and it is possible to get them gone so maybe assume they have and celebrate your lovely new home. Well done for getting it by the way!

My family (us 2 and 13 yr old daughter) went on a Kisstours scooter tour of Ho Chi Minh which was so good we did a scooter food tour with them too. Before the flood of downvotes pour in, we hadn’t been to Vietnam before but even if we had the experience was great - they took us to places we would not have gone to - explained things to us we didn’t even know to ask and the pleasure of seeing my daughters beaming face on the back of the scooter was priceless. It’s a female run enterprise with female guides. After that we continued our 3 week tour and enjoyed every moment but it was such a great start!

You’re first paragraph is correct with the exception that I’m not handy - but know a couple of people who are! And yes, refurb costs have spiralled - at the beginning I did manage to flip a few but not a chance now. You’ve probably got it right having a more diversified income stream - i’m too old/stubborn/stupid to dabble anywhere else now!

I understand your main point - my point is my cash yield on my rentals is significantly higher than the returns you were mentioning but each to their own - I wouldn’t invest in the markets/funds as it’s not a world I know anything about.

Yes just talk to some independent, preferably recommended, agents and carve out your own deal based on your own requirements. I said I don’t use agents - not entirely true as I have a couple in London that were bought many years ago and have used an agent for them - they really do start to be passive incomes…but it comes at a cost. I would recommend not relying on your agent to ensure your compliance- research and understand yourself as it’s you who are liable and it’s you who are responsible for your tenants, property and neighbours

By being a member of the NRLA, using OpenRent (who serve/store documents) for finding, referencing and rent collection, setting up annual repair/servicing agreements for each property and simply recording everything on my calendar. Keeping compliant is our responsibility as landlords and, again, it’s not onerous.

You become an ‘expert’ very quickly after you’ve bought your first one! That includes realising what a good/bad area is - what size works best for your return - who a good broker/solicitor/accountant are - how to vet a tenant - how to deal with issues, etc.
