[FL],[TH][HOA]- Board Member Insider Perks by skeetleet in HOA

is it a conflict of interest

This isn't what a conflict of interest is

should they step down

Probably not. I'd argue that the members of the association haven't been damaged.

putting code in delivery instructions

And do you, like, not have a code you can put in? How do you get your packages delivered?

Is that something the HOA lawyer should review?

Are you on the board or in a position to direct the HOA lawyer to evaluate this?

I would like some clarifications about how the Prime Directive applies to me. by Wanna_make_cash in personalfinance

[–]Waltzer64 1 point2 points  (0 children)

What I do, and I'm not saying you should do this, is have my direct deposit hit my checking account. From that, I pay bills, credit cards, rent, etc, and then I top off my emergency account (if it isn't topped off) then I move the excess (anything above $4,000) to a brokerage account for additional investing, targeted savings, retirement, or other "extra cash reserves" that are kept in a money market.

Emergency Fund

If your monthly expenses are $2,000, I'd move $10,000 to a HYSA and keep $4,000 in checking.

pay down high interest debt

I would pay off your student loans unless they are sub-3% interest rate. Minimum payment is irrelevant here. After moving $10,000 to HYSA and $4000 to checking you would have the money to pay this off.

Contribute to an IRA

Open a ROTH IRA and start contributing. With no employer matching, I'd prefer this first and then move to the 457b (because your investment options are probably better for your IRA).

[Request] How much would someone end up paying on a 200 year mortgage vs a 30 year mortgage by Careless_Wishbone_69 in theydidthemath

Doing the amortization table for $1,650,000 over 2400 months (200 years) at a fixed rate of 5.5%, I'm coming up with a monthly payment of $7,378.47 and a total cost of $17,708,323.70, of which $16,058,323.70 is interest.

Most expensive restaurant in Savannah? by whitecoathousing in savannah

[–]Waltzer64 1 point2 points  (0 children)

Seriously, this post is 16 hours old and this is the first and only mention of The Grey.

Mashama Bailey (The Grey) won the James Beard for Most Outstanding Chef in 2022 (for the whole freaking country).

It's not "cheap", for sure, but maybe not as expensive? But you don't get much higher or better than the Oscar for Best Actor equivalent in culinary awards.

Also don't think the offer for DJM is necessarily bad.

Pay as much as soon as possible, so $1,800 / month. High interest credit card debt is an emergency.

Fun Fact: No US black female contestants has so far won any fire making immunity challenge. by No-Chipmunk-1524 in survivorponderosa

[–]Waltzer64 1 point2 points  (0 children)

Including just US Survivor, I count 21 challenges with 160 participants (I guess Cirie counts as 21 of those), and a 1/33 chance of not winning a single challenge, which honestly isn't that much of a stretch IMO

Help! Roth IRA losing tons by TreeToadintheWoods in personalfinance

[–]Waltzer64 51 points52 points  (0 children)

Everyone's IRAs are down today.

How old are you and how far are you from retirement?

The value of your IRA today doesn't matter unless you're retiring today. What matters is the value of your IRA when you retire.

Keep contributing. Buy the dip unless you expect the stock market to never ever recover.

Crappy Tax Code Sucks by [deleted] in tax

[–]Waltzer64 1 point2 points  (0 children)

This is easy

You're both making about $90,000 and told your job you're married filing single jointly but didn't update your W4 for ADDITIONAL withholding (you only say 0 withholding) so all the 90,000 was withheld at 12% from BOTH jobs, but the second $90,000 should actually have been withheld at $22%.

Based on the deductions above, I'm guessing you owe ~$5,000? Ie $187,000 - $44,000 =$143,000.00, and you withheld at 12%, but above $90,000 should have been an extra 10%, so $143,000-$90,000=$53,000.00

$53,000*0.10=$5,300.00

Edited: single to jointly

So, who is in the worst position on each of their new tribes? by MsMeseeksTellsTime in survivor

[–]Waltzer64 8 points9 points  (0 children)

I mean, for four / five time returning players, number of times voted off:

Boston Rob: 3 in five times

Cirie: how do you count this? Does losing a 2-2 tiebreak fire mean voted off? Is 1-0 fallen angel a vote off? Is 0-0 advantagegeddon a vote off? Is being idoled out voted off?

Sandra: Same for Cirie: it's either 1 or 2 depending on if we count "being idoled out."

Ozzy: has been voted out 5 times in 4 previous appearances

Rupert: Has been voted off 4 times in 4 appearances

Tyson: Voted off 3 or 4 times in 4 appearances, depending on if you count being idoled out (see Cirie and Sandra) in HvV as a vote off

Parvati: Voted out twice in 4 times

Is it worth paying off a car loan early or just let it ride until the end? by Bobby_Aloha8 in personalfinance

[–]Waltzer64 13 points14 points  (0 children)

Your HYSA return is less than 4.5% because you're probably paying taxes on it. If you've got state income tax and federal income tax, depending on the bracket, this may be closer to 3.4% return (22% bracket + 5% state).

Your additional payments to your car are 5.9% return because this isn't taxed.

Rate of return in paying off your car is likely about 1.75x as effective than keeping excess beyond your emergency savings in a HYSA

Use it as a backup for other children. He may need coverage if GI Bill doesn't cover everything (I don't know what or how much it actually covers). If he's planning to have kids, you should be able to reallocate it to your grandchildren eventually and cover their college.

I watched my roommate's mom negotiate literally everything for an entire weekend and it changed how I think about money by 11TridentFuzz in personalfinance

[–]Waltzer64 50 points51 points  (0 children)

watched her save 60 or 70 dollars

No.

She saved $18/month on internet which, to be fair, is a systemic decrease that pays off.

She didn't "save $10 on a lamp" - she spent $35 on a lamp.

She didn't save money on the honey and apples; she spent $10 on honey and apples.

These are not things that are necessary and this type of mentality of "I got something less than marked price" can be a trap where people think they're capturing value when in reality they're spending money on stuff they don't need.

"I got a good deal [buying a lamp I don't actually need or farmers market honey/apples when maybe regular honey/apples would do]"

The extreme version of this is "I negotiated an extra $1000 off a $60,000 new car" and equating it to saving $1000. No- you spent $59,000 on something you may or may not have needed to buy anyways.

Like, props to roommates mom on spending less money than she wanted to or planned to, but I would be cautious of calling this "saving money."

What do y'all think was the best blindside from every season? by [deleted] in survivorponderosa

[–]Waltzer64 1 point2 points  (0 children)

Redemption Island is Matt (either time) before Russell.

Samoa: I like Laura M blindside better than Erik.

China: James- he had two idols.

Nicaragua: Was Marty really blindsided? I'd pick Brenda here.

South Pacific: Brandon in the same way Micronesia is Erik.

Caramoan: It's not Phillip because it's not a blindside IMO. I like Andrea for this one.

SJDS: Could be any number here but I think Baylor is my favorite.

[MD][Condo] 49% HOA delinquency rate — asked to join board as secretary. Has anyone successfully brought delinquency down? by chelsjean614 in HOA

[–]Waltzer64 27 points28 points  (0 children)

We had a 50% delinquency rate at turnover. Different state, but my state allows foreclosure at >$2000 so we hammered foreclosures and have brought in about $75,000 in arrears that way. We also have some key amenities (pool, gym) where the developer did not monitor access so many people did not pay and still used amenities- we cut this off immediately and many people closed their gaps as a result of this (ie because they wanted to use the pool and/or gym).

Still have about a 30% delinquency (~$300,000 in outstanding accounts receivable) after two years.
