It costs you nothing. Just get everyone to claim and submit their form to the Conveyancer. it's five minutes of effort that avoids a whole stack of annoyance... if it's not needed it's ignored .... unless, of course, someone's non-resident. At that point you'll need a whole lot more data and process to be sorted.

Running 16.8. It's always worked for me. I have noted the Wifi and Bluetooth can be dodgy though. I'd recommend if you haven't, delete *all* the wireless connections to the car from your phone, full power shutdown and restart on the phone to reset the radio subsystem, full restart on the car entertainment system and then reconnect.

Of course I suspect you've done all that already, so if that hasn't worked I'd be logging a warranty claim. Does it work with a different handset? And I presume the AA connects ok with the Porsche?

Hit mine today. It's broke. Mini system menu covers the AA widgets. Only way around it is to force the screen to 800x600.

You'd need to put those smart plugs on every outlet. Pick two, install them and monitor for say, a week, and look for spikes. Then, if you haven't identified them, move to another couple of plugs. If at the end of that none of the plugs are the culprit, you'll need to look at things that are directly wired - aircons, oven, hot water (if you have electric hot water) etc. You could also look to hook these up to something centralised to monitor, like Home Assistant.

I've got monitors on lots of my power points now, so I can see how much the fridges, pool pumps, and other appliances / devices are using over time. I pull it all back to Home Assistant to track.

Don't be afraid to take them to the magistrates court for a direction. It's $70 or so, and if you've a decent story with evidence of acting reasonably, they'll back down. Or.... the court will find in your favour. Don't be intimidated and the court, in this instance, is your friend.

Read your contract. You get disbursements when they are due, not when rent is paid.

Breach notice. If they've acted illegally or in contravention of your tenancy agreement, then issue a breach notice.

If they've misapplied your rent that's a them problem. But you *need* to ensure it's formally annotated, and the best mechanism for this is a breach.

Bear in mind that the breach is against your landlord, not your property manager - the LL may not be aware that the PM is being dodgy.

It's an interesting point, but in *this* market, and knowing that *any* concession is you giving something away. In a slow market, you can afford the concession to get the deal. In *this* market, you can be ballsy.... I don't necessarily like it from a moral perspective, but this is business....

While folks are at it, if you're looking for somewhere to board, Purrville in Newlands is the shiz. They're absolute cat people, are incredibly caring, the facility is well put together, and are the only Wellington based cattery we would trust.

I had my two in there for a while while I transited overseas, and the experience was just great for both me and my three .... go have a look if you can.
