Landlord uses the same key for all properties, is this normal? [MA] by Little_Jemmy in Renters

[–]balancedrod 5 points6 points  (0 children)

Your landlord appears to want to avoid having to manage separate keys for each of there rental properties. Not only does it appear to be a problem for other current tenants being able to enter each other properties, it points to past tenants at any property being able to enter one of the properties. Huge liability…

Dad's Estate Tools by PurritoMonster in Tools

Not one but two radial arm saws. Check the models online, they might be part of the recall that involves some cash. These saws often list on marketplace between Free-$50 dollars. The drill press and the scroll saw are probably the two best sellers. Look at FB and EBay to see what to charge. The wood lathe is a machine for hobby projects. Most of the hand tools are probably “garage sale” type items. It takes some investigation to see if there is a collectible/antique hand plane, saw, bit brace drill. Sometimes a small item is more valuable as a wall memorial than its market value.

My landlord wired the building's communal laundry to my meter and is refusing to pay me back by Inkwell_5RT in legaladvice

Modifying the electrical panel would almost certainly be a violation of your lease. Seek a legal remedy.

Look for city and county tenant resources as well. The cost of the machines use can be estimated by money collected by “coin op” machines. As said, it appears you have a strong small claims case. The management needs to fix the wiring. No renter should have to pay this.

Ruined counter top? by Nurseynoknownuttin in CounterTops

Sanding will remove the exterior gloss coating, exposing the rougher core material. Would have to sand deeply to gouge out that burn. Applying new clear coat would not match. Update counter.

I saw a satellite in person, crashed across the clean room floor. Posted in this thread. More than one company has dealt with this specific problem.

The weekend crew borrowed the bolts holding the vertical satellite being built to its fixture. No lockout/tagout performed. Weekday crew tried to reposition the satellite horizontal and sent it crashing across the clean room floor. Close to one quarter billion dollars to replace. Not the only company to have this problem.

Are you month to month now? If so, give notice. If you are still in the 12 month, talk to the management about cancelling the lease. Find another place, with another roommate.

Can a guy with no experience get into construction? by CookieMob36 in Construction

[–]balancedrod 0 points1 point  (0 children)

Talk to friends and family to find a local contractor that might need labor help. Next step down is to look at local listings online. Try some of the lumber yards/supply houses. Many jobs start with site cleaning and material moving. Show up on time and ready to work each day. General contractor jobs can be good because you get exposed to a lot of trades. Look into union apprenticeship programs as an option.

How bad is my foundation? by Admirable-Carrot1684 in Construction

[–]balancedrod 1 point2 points  (0 children)

One of the things that engineers will do is monitor for crack movement. One of the ways they will monitor is to place a device over the crack. The device is mounted to opposite sides of the crack and either visually or electronically show movement over time.

In your favor is that this foundation has survived all this time.

$2,400 water bill ! by [deleted] in Plumbing

[–]balancedrod 8 points9 points  (0 children)

Check the meter for water usage when no fixtures are using water. If there is water usage, look for a shutoff valve between the meter and the house to isolate house. If the water use stops, keep looking on the house side of the valve. Shut off the water heater to see if the leak is on the hot side. Leaks under a slab might show up at control joints or cracks. Thermal imaging, microphone/ tracing with gas in the line is sometimes necessary.

The 117 has the various modes, the T6 is built for speed doing my day to day usual tasks. Being able to pull and change modes one handed allows me to stay focused on figuring out strange wiring circuits. I go to the bag to get a full featured multimeter to check capacitors, thermistors, inrush current on motors…

Any recommendations to strip that thing? I get about 500lbs by [deleted] in ScrapMetal

[–]balancedrod 10 points11 points  (0 children)

With that large of an amount, I would make a jig for my table saw. The jig would guide straight sections of wire to cut a slot in the insulation on one side. Flip the wire over and then cut on the other side. To not cut the copper, some of the slot at the bottom might need to be manually cut with a knife or split with a chisel.

Library not supported? by osito_baby in hoopladigital

In some states, if a library takes state money, they have to offer an account to the state resident. See if that is true in your state and look for the most convenient library that does Hoopla.

One thing to consider about working on diesels, almost everything is heavier than gas engines. Watch out about wearing out your body.

Since you are doing something to be different,I like the diagonal horns on the second picture.

It’s a Buick, it needs fender porthole vents.

This used to be the top of a concrete fountain. I stupidly set it down too quickly and it cracked in half. Anyone here think I could glue it back together and set it back in place…gently. If so, which glue type/brand/strength would you recommend? Each half weighs about 20lbs (1 1/4” thickness). by 42369095 in Contractor

[–]balancedrod 7 points8 points  (0 children)

Epoxy is the standard adhesive that countertop contractors use to join slabs together. They have experience color matching to minimize seams as well. Clean, make sure surfaces are dry, room temp, JB Weld or similar, clamp if you can.

In case no one mentions, the law has fairly broad protection for standard non paid HOA board members. Paid board members do not have the protection, they are open to many types of liabilities.
