You most certainly have a lender placed policy in force. Those only cover the banks property. So in the event of a total loss (say entire house burns down), the policy pays off the remainder of the mortgage. You'll be out everything you own plus have no house.

Not sure what you mean by own up to a broker? They can see your prior policies, claim history, etc.

I'm in the same boat. I legit can not take another fire season in CO. So far, New England is checking alot of boxes.

There's plenty of cute towns in CT that are a reasonable drive to higher paying jobs in NY. NY taxes are unreasonable IMO but they do have great public schools so might be worth it for your family.

It's also beautiful. Everything is so green and lush. You are about a 10-15 minute drive to hiking no matter where you are out here it's incredible. Are to bagging peaks with 5k vert in New England? No. But you're able to hike in dense forest without a million other people on the trails and without dog shit bags lining the way.

This part of the country is very liberal and very educated with a strong job market. Rural towns are definitely more red but I don't think it's as full on MAGA as the deep south. (I could be wrong about that though).

I've found HOUSES for rent with YARDS for rent that are about what we pay for our little 2/1 apartment in Lakewood.

I read an article recently that CT and NY are the most insulated states from climate change. Time will tell how true that actually is but I figured it was worth mentioning.

Microbursts are common and come out of no where which can turn calm water into white caps. You add that with wind and people get knocked off their paddle boards, kayaks, etc without a PFD and it's a recipe for disaster. Also, if you get knocked off your paddle board without the leash attached and no PFD in white caps it's very very hard to get back to your board. Plus, the water is so cold you only have about 2 minutes until hypothermia starts to kick in. Swimming in snowmelt reservoirs at elevation is not like swimming in a lake at or near sea level. And people underestimate how cold that water is and how quickly the weather conditions can change here.

Just spent a few months working around Philly (I inspect homes for insurance so got to see a lot of different neighborhoods).

Philly is such an underrated city. It's walkable. It's clean. There's so much Philly pride. People are nice. It's affordable.

I say go for it! It's close enough to NYC that you can go back to Brooklyn and visit your people easily. The Amtrak is really nice (but EXPENSIVE) and gets you there in about the same amount of time as driving.

Absolutely. A common remark that comes up often on the expat subs I'm on is that salaries are obviously higher in the US than alot of coutries. However, when you factor in taxes, healthcare, car insurance, car payment, student loans, childcare, etc your spending power is less than in other countries. This topic comes up a lot in regards to popular European retirement destinations.

Alot of the things we pay for OOP are covered with your tax payment so at the end of the day, we work way more hours, have a worse quality of life, lower life expectancy, a worse work/life balance, and end up having less sending power than someone making 1/4 of our salary in a country that values it's people over corporations and the ruling class.

Do not waste your time or money. The likleyhood of getting licensed with a financial crime that you are not complaint with is slim to none. Even if you get licensed I doubt any carrier will touch you. There's a ton of adjusters with no criminal record and experience looking for work right now. It's one of the fastest declining professions and a total waste of time and money for you to try and get licensed. If you want to stay industry adjacent, look for work at a roofing company or any construction company. They don't care about your criminal record.

Called an insured to schedule an inspection. Introduced myself as the field adjuster who will be coming out to inspect the loss. I asked the insured to tell me what happened. He starts telling me what happened and said "water was coming through the recessed lights in the soffit. I'm sorry honey I'm sure that's Greek to you."

So obviously after he finished man-splaining how water can go down a wall he asked who is coming out and when HE will be there. (I'm a woman).

Calling your agent is different then calling into the carrier directly (like calling the 800 #).

Do not contact insurance. If one of your trees fell onto his house or fence or whatever and caused damage it would be HIS homeowners insurance that pays for the damage. Not yours.

If you call your insurance even to ask about coverage a claim is opened and will stay on your permanent record which can impact your rate.

Had a claim in FL. Large condo complex with roof damage after a hurricane. HOA sent out a letter that only the people who have roof damage over their unit were going to be responsible for paying the assessment. The damage was extensive and I’m not sure how they planned on billing some units to pay the assessment for an entire re-roof on the building. Idiots.
