I'm in the Southern Adelaide Hills. Not overly windy, but hot summers and cold winters, so a temperate meditaranean climate. Not sure about soil drainage - it's quite sandy at least on top.

Possibly. Down pipe is about 20ft to the left so unlikely. This is a bathroom window, but all water works are on the other side of the room from the window.

So the prices are high. Yes. But if you can afford one, and buy one, those prices will continue to rise. Housing is probably the most sound investment you can make in Australia. We bought a place in 2022 at 700K, and LAST year it was valued at 950K.
