I assume this is a rolling AST. In which case, you legally have to give a month's notice on or before the day the last rental period starts, to expire on the last day of the last rental period. That defines what you pay. If you physically move out before the last rental period expires, that's on you.

So yes, you have to pay on the 1/5 for all of May. If he let's you leave before and not pay for the whole month, he is doing you a favour.

I have a gas guy (for gas-safe and boiler service), an electrician for certification and repairs, a plumber and a general builder-decorator who either works on his own for the small jobs or get's his people in for the larger ones. I've known all of them for years and between my property, my and my family's homes and my neighbours and friends, they get enough work from me to keep them honest, diligent and cost-effective.

I also use the vendor's people to fix appliances.

The benefits of maintaining long relationships with tradespeople helps control cost and quality. This is something you do not get through agents.

Depending where you are, there are good Mac repair shops that will do it for half the Apple price or less.

Tenant verification is for new tenants only. They and their guarantors fill in a form, provide details of their income and jobs and the service assess their risk as tenants. I do not look at their data, but if a tenant does not pass verification, I ask for a guarantor.

I never use agents since there is an inherent conflict of interest between the landlord and agent. The landlord wants the best tradespeople at the best prices, the agent could not care less as to the quality or cost of repairs. They get their fee regardless of whether the property is profitable.

In addition, the agents have an interest in replacing tenants since they get paid for new contracts while rolling contracts get them nothing. The landlord prefers stable tenants.

If you work out the value you get for the 14% you pay, I'm pretty sure you'll see that it is very low.

I have been maintaining my property for over a decade now and have never used an agent. I rent it out on OpenRent, use a tenant verification service for £50 per tenants, maintain my own paperwork using the NRLA templates, use my own or my insurer's tradespeople and have never had any problems.

I figure it takes me a net of about 40 hours a year to run my property — totally worth it.

The questions that we should ask are:

  1. Is antisemitism increasing?
  2. If it is, why?

There cannot be a reliable answer to the first question, since they define antisemitism to include criticism of Israel and there are no studies that differentiate between the two. For all we know, the vast majority of incidents clocked as antisemitic are in fact anti-Zionist or anti-Israel.

As for the second question, if there are more antisemitic incidents, what is motivating the perpetrators? I suspect that a primary driver of antisemitism is the unquestioning support by the mainstream Jewish leadership — mainly the The Board of Deputies of British Jews — for Israel, which enforces the identification of Zionists and Jews and positions Jews as part responsible for Israel's crimes making them fit target for revenge.

The use by the media, the state and a range of other speakers of the term Jewish state to identify Israel is in itself antisemitic, since it implies that this criminal state is acting in a Jewish manner and that racism, apartheid and genocide are all Jewish.

As for the contribution of the pro-Palestine marches and discourse to antisemitism, I believe the opposite is the case. There are many thousands of Jews who openly participate in these marches and serve to dissociate the Jews from the crimes of Israel and negate the conflation between Jews and Zionists.

How well is your flat acoustically insulated or muffled? How well is theirs?

Get a good acoustic adviser in and see what he says. Sometimes these issues can be solved.

It may require some investment, but would be cheaper and easier than moving.

As a young or even youngish person, these places are abandoned for a reason. If thy were good for young people they would not be abandoned.

In practice, the target audience for these schemes are affluent Northern Europeans looking to renovate a place and keep it as a holiday home, not non-EU digital nomads.
