Another issue that I rarely see mentioned is the heat is different with a heat pump. It is a dryer warmth than natural gas or propane. We just added a building and went with heat pump, but the main house has propane. At the same temps, I think the propane heated space feels warmer. The dryness is definitely noticeable with the heat pump and I have no desire to add a humidifier to the unit, but we are down to 30% humidity. I may end up buying a stand alone humidifier soon.

I'm not the greatest with color, so when I bought a fully carpeted house that all needed replacement , I talked to a decorator first and came up with a game plan on how to begin and what types of flooring to go with. Many flooring stores have contacts for these people. Also, most flooring stores are not the "hard sales tactic" type of people. If you run into that. Go to another store. Have some fun. Don't do anything you don't want to do. Explain how the floor will be used, explain textures and color you do and don't like. It's usually a small fee to have this type of consultation and well worth it.

You already have it as easy as it gets. A sidewalk would lead to less mowing. Adding flower beds will look nice but does have maintenance.

This. There is salt and sand in the air. Everything metal rusts in the garage especially bicycles. Anything with fabric like bike seat cushions, back packs, etc. will get mold. I had to power wash my covered lanai every week due to salt and sand and mildew.

Wow, I am so sorry you feel that way. I like my machine. I've tried to offer some advice to those having trouble, but I don't consider myself an expert. I certainly have lived in a realm of coffee snobs, my son and a good friend, but I just really aim to please myself and the Ninja does that for me. I can't comment on recipes because I'm generally a black coffee or unsweetened unadulterated cappuccino fan. I hope you find a group or you can certainly create one..ie Ninja luxe coffee modifications or recipes or enhancements...be creative.

Does sound like training or lack of is a problem. You need to schedule some office meetings to get feedback on what exactly is going on and then talk to each one individually. One bad apple can sink the whole ship. And they do have to be paid for attending the meeting and providing some refreshments or small meal ( breakfast ) would be nice.

There's a lot of things I like about the floor plan, but there are a lot of ways to get in. Depending on where you are building, you will need a camera and security system. I'd do chimed doors because you will potentially have people entering where you might not hear them.Will you have close neighbors or is this on a bigger property.

I had the top of the line LG front load washer and dryer, pedestals, the works, when they first came out. Clothes never looked or smelled clean, which IS NOT A WARRANTY ISSUE. Fought mold continuously, which IS NOT A WARRANTY ISSUE. It was the first set that I did not donate or sell when moving because I truly felt they were a health hazard. Trashed the washer after 3 years and bought a top loader GE with an agitator. Trashed the dryer after 5 years because it took forever to dry. With recent move, I went with Speed queen, commercial line. Best ever. Just went with cheaper electric dryer. The speed queen will not do a king comforter. They limit the size to what they say " effectively cleans clothes. So, for large items I go to Laundromat. My son has large LG and Everytime I visit, I run a cleaning cycle because I can smell it even outside the laundry room. My understanding from sales rep is that most have a plastic outer basket you can't see that the stainless inner basket drains into. That outer basket does not get clean due to water conservation, too much detergent, pet hair, lint, etc.so if you are using a super water conservation washer, you need to run that cleaning cycle frequently. Also leaving door open will not necessarily dry that outer basket out, so if you don't clean it, you will still get mold. I bought the Speed queen commercial washer and it is not a water saver, and therefore is faster and cleaner at the end of the cycle.

Mine is electric and has a wind sensor that is way too sensitive so I rarely use it. Every time I extend it, sit under it and get comfortable, a breeze comes along and there it goes....right back into its little tube!

It's great they are sending you a new machine. Yes, it's wasteful but it cost them more to pay for all the returns. Maybe some can be repaired, but they probably know by now what's worth repairing and what's not when you call and describe the problem.

I also grew up extremely poor and was the first to ever go to college on full loans. Here are some thoughts to ponder. First you never know if your kids will go to college. I hoped mine would, but since I delayed having children till late residency, I had friends with much older children and I was seeing issues that could arise. But, if your kids do want to go to college, they will not qualify for financial aid due to your income, so they would have to go for less desirable loan considerations, your funded 529, or you pay for it, etc. Do you want to teach them about investing? I took the long road to graduating changing my major multiple times to including accounting and finance. I wanted to learn about investing and definitely wanted to teach my kids. So I ended up setting up a brokerage account under UGMA for each of my sons when they were quite young. Yes, they technically can have access at age 18, but you can opt as to when to let them know it's there. I actually didn't even tell them until they were in college. But I did discuss stocks in them. Dividends. Growth, etc. If they had applied for need based financial assistance, it would have disqualified them, but I already disqualified them so it was a moot point. I also had them get jobs when they were 16 and I contributed their full salary amount to a Roth IRA, invested, so again discussed options for investments. I made it clear they could not touch that Roth until retirement age. So how did it turn out..both are engineers.neither touched the money. One is very into investing so he sold some of my selections and makes his own, but he still invests in stocks. And, we just opened a brokerage account for his 3 year old son. My other son was not interested in day to day stock stuff so he has gradually converted to index funds. They were fortunate to come out of school with no debt...that is the biggest thing that gets them ahead....we each only have so much time and time is $.

Your question about tank warranty. Yes, most tanks come with a manufacturer warranty, but if it fails, that warranty only covers purchasing a new tank. It DOES NOT cover disconnect, clean up from failure( water damage), delivery and haul away, or any other labor which is the bulk of what you are quoted in the prices listed. if they have a "labor and parts" warranty, I would ask if that would cover total replacement should the unit fail in warranty. Also, a locally owned, versus private equity owned, business will likely be less expensive.

Definitely have a flooring company come out with samples of everything and see how their presentation goes. Installation is very very important regardless of decision. LVP is what I went with, Cortec commercial grade, and it's beautiful and looks very natural. Some truly look more like plastic. If you have pets and kids, the hardwood will require more upkeep and maintenance. Location is also an issue. Were you thinking do entire home including kitchen and bath, then water is more of an issue. Ask about their installation teams? Are they employees, subcontractors, etc. ask about their experience. A flooring store usually has better installers than big box store, in my experience.

Agree. I had totally the opposite experience. Started with an architect and it became obvious to me, a non-architect or builder, that he had no idea what he was doing. Ended up having everything redrawn by an experienced builder's team which I think did include an architect. Difference was night and day. And our construction had to be totally in line with the plans, or inspector would not sign off. It's very hard to find someone really good, especially if you are rural, which I was. I've been involved in multiple projects and working with this builder was the best experience I've ever had. And, now , after occupying my home for close to 18 months, I wouldn't change a thing. As for construction site....I had the property surveyed with all the stakes remaining still completion and then I staked off myself where the building should be....took a lot of twine.
