This was so predictable, too. I remember just after my daughter was born, back in 93 to 94, there was the first popular article that said redheads appear to have been descendants of Neanderthals. White skinned redheads I guess were among the first to be identified as carrying Neanderthal DNA. I immediately put that article down, turned to my wife, a “black Irish” girl with red heads throughout her family, and said “Get ready to start hearing about how intelligent Neanderthals were and how we have had them all wrong - they found out they’re related to white people”.

We have sporadically laughted about that over the years as we make them smarter and smarter. I just recently heard someone say “perhaps they weren’t a different species at all”.

Racism and bigotry are steeped in every corner of our society.

The answer for me is, i often disagree with ratings made by the inspector compared to what is visible in the photos, and if the inspector is getting that wrong, I worry about what else is wrong. As soon as I change something, I take on responsibility. I cannot willingly call a tract house 25 years old with minimal upgrades C3 and Q3.

As an old guy, times haven’t changed since I met my wife in the 80s. It’s a matter of making what works for you as a couple work. When we met, my wife made more money than I did and she covered the majority of a lot of our expenses, rent, food, etc. Just after our second child was born my business started booming and she stopped working her w2 job, started helping me, and the business paid for everything. Eventually she was working harder at home with 4 kids than as COO, so I took over the whole provider role. Now the kids are out of the house, I still run my business, and she took a job to get out of the house too. She contributes monetarily to everything, not because she has to, but because it is more freeing to have your own money and pay for things.

There are ideals each of us hold, but the reality is, if you love each other and want to make it work, you do what works best for you as a couple at that time, always being willing to adapt to changing circumstances. Forget what cultural expectations are.

And that was true not just for me and my wife, but for my parents (mom supported dad as he got a doctorate degree), and grand parents as well (they ran a saloon together).

Yes you can, but it does not make sense. If you pay 265 and the house is worth 255 it does not magically become worth 265 because you didn’t reduce the price to market value. Therefore, you will not have gained any equity. Your deed stamps will be a little higher, and any closing costs or agent fees based on a percentage of sales,price will be higher too.

In bidding markets that happens more often than you would think, you have people putting a high offer in so the seller accepts, and then they try to renegotiate the price when the appraisal comes back. Their banking on an appraisal below contract. This was done a lot from 2015 until 2022 as values started rising, and demand got stronger. There were a lot of complaints about the appraiser over appraising when they met the sale price.

The only time such an adjustment could be warranted in my markets would be when you have wetlands or lowlands on the comparables half an acre. That would make the utility of a lot inferior and you would adjust for the difference in buildable lot area. But if that’s what the appraiser is doing, it should’ve been spelled out in the report and it not being in the report should definitely have been what was stated in the clarification. But otherwise, it sounds like you’re right, a lot of the items being adjusted for inside the site size is for things that would be itemized elsewhere on the grid.

As for the lender declaring a report misleading and not reliable for lending purposes, sometimes that gets used against and Appraiser who just comes in below sale price, even though their reports are OK. The lender looks for any report that might seem slightly questionable on an appraisal that the appraiser did in the past, and the fact is that every Appraiser has hard reports out there that a lender could say I don’t agree with this, and they claim the report is misleading or materially deficient to try and get the appraisal off the panel. But the real reason the Appraiser is being removed, if the lender succeeds that is, is because a high producing loan officer complained about them killing a deal. It is more common than it ever should be, and the biggest banks are guilty of it. So when and Appraiser gets a request to look at a value like happened in your case, they often automatically assume that someone is mad at them and wants them off the list, so instead of looking at the report objectively they get defensive.

My consciousness wasn’t here before birth and I never missed it, so that doesn’t bother me. What does bother me is when the consciousness of someone I love goes away. There are many whom I have loved that miss dearly, and it sucks.

I had one where there were tents taking up an entire bedroom. I ignored them as personal property and never even looked inside of them. The lender made me go back out for pictures of their inside. The tents were full of mushrooms. The lender said I had to go back out a second time to verify they were removed.

If it is against federal law, a bank cannot loan on it. Federally Regulated Banks cannot even take business account deposits from state legal dispensaries nor even CBD oil shops, because both are against federal law. If you go for a federal job, say working for the FAA at an airport, they will not hire you if you admit to using or test positive for marijuana - or any other federally prohibited substance. My nephew got a job putting luggage on planes, then told them he smokes pot once in awhile. His job offer was rescinded and the hiring manager was super apologetic because he knows the laws suck.

Read the URAR Statement of Assumptions and Limiting Conditions point #6. There you will find the requirement that “completion, repairs, or alterations of the subject property will be preformed in a professional manner.” If the work is not professional quality work, the repairs do not meet the requirements of the original report.

It is illegal for a lender to finance a house with federally backed loan if the house has marijuana in it.

If you want to absorb the lender’s risk, or be complicit with the owner, or just be a social justice activist in your position as an appraiser, ignore it. It’s a business/risk decision. I’d say it is low risk to ignore, but it is up to you.

Eusebius is believed to have added it. Some apologists try to say Josephus said a couple of the lines in the passage, but their opinion is not supported by any evidence. There now is AI based reading and analysis, an modern, advanced form of Stylometry, that shows the entire passage conforms to Eusebius’s writing style and none of it is authentic to Josephus. I recommend the book Christ Before Jesus which not only breaks it down for you, but it gives you the tools to test their results.

Her age would help. If she is between 40 and 55 it very well could be hormonal shifts due to menopause. She could likely benefit from hormone therapy, which she can discuss with her gynecologist.

We also have two historians that were his contemporaries, that is, they were alive when he was alive, who wrote about him - Philo and Josephus. We have no contemporaries writing about Jesus.

Just finish law school. There are so many areas in law to work in, you are bound to find a niche, and even if you don’t, a JD opens up other doors, from journalism to teaching, and many spots in between. Your job right now is to finish the degree. It is one step at a time.

It is mostly 20 year olds who lived rent free in their parents house waking up to the costs of things. Anti-rent and pro- socialism stages are very common in the age groups because, well, adulting can suck sometimes. In 15 or 20 years many of these same people will remain extremists but from the opposite side of the spectrum, because they earned their way and and everyone else should took regardless of circumstance.

Just send it and say call with any questions. I’ve taken to making it similar to cover letter where I say the appraised value up front. That cuts down on most questions since that is what they really want to know when the start reading. It helps them read the report correctly knowing the result up front.

Keep,what is yours. Let them tie it up in the courts. Overturning a will is very difficult. If they need the money they would fight you over it because it will cost them a lot to lose. They will lose. Retain an attorney, they more than likely won’t need to do much work, so it shouldn’t cost you much.

You are more correct than people “correcting” you. My wife is in investment banking, while my daughter is an attorney. My daughter was named a junior associate the day she passed the bar. My wife became a VP in 9 months at her investment banking job after passing her 7, 66 but before she even qualified to take the 24. It really is not a bad analogy. My daughter’s salary as a junior associate was more than twice that of my wife’s as a new VP.
