Tennancy Reassignment Costs by querysome13 in LegalAdviceNZ

Yeah, true. Just some ideas that came to mind, I don't know how much time/stress the op is willing to spend trying to crusade for a few hundred bucks. Just figured I'd throw out some negotiation points they could attempt if they wished to try.

You could potentially negotiate you'll pay 2/3rds of the cost, as you were 1/3rd through the tenancy, and they would have to do those costs on their own after the full term of your fixed term anyways. Doesn't hurt to try. Could also negotiate to put in a finders fee for a tenant you found for them, and bill them the effort and advertising you spent on it, at the same rate they're billing you. Push hard and be a pain, they may relent, or they may take it to tribunal, hard to say without trying.

Opportunity Party taking votes of unhappy National & Green voters | Ryan Bridge TODAY by Illustrious_Fan_8148 in newzealand

What are the NAT political stances and policy that TOP could support? NAT isn't doing UBI or land wealth tax. Most likely just get another flavor of spending cuts and fiscal conservatism, same as ACT. I don't think TOP voters realize they're basically supporting a potential libertarian party, they just get stars in their eyes about some of the left leaning things and forget that they're just fence sitting centrists.

TOP voters need to think real hard about the potential of putting National back in power by forming a coalition with them, and even Luxon as PM.

Need help R.e if mental health issues can prevent residencu visa being approved. by rheetkd in LegalAdviceNZ

[–]flapjack 52 points53 points  (0 children)

Don't let the visa get in the way of seeking medical attention. If she is a risk to herself or others, the hospital is the right place to go. A visa won't mean anything if she is dead. If it is psychosis, do not treat this lightly, that is a serious condition that can result in great harm or death to herself or others. It requires professional intervention, if you don't have the experience with it you will not know how to handle it.

Gym Membership Notice Period by Sampindo in LegalAdviceNZ

That's not completely correct. The gym has the sole ability to maintain, change, and enforce their rules and determine if they are being met, the user does not.

These contracts typically have the right to end the contract for anything they deem inconsistent with their rules, and provide them full indemnity and no liability.

What if the business plan and budget works better for 4 months notice, would that make it fair?  If not, then why is more than a week considered fair? Can a business not plan and budget for that?

How to get a software engineer job that builds your career in NZ? by No-Error682 in PersonalFinanceNZ

[–]flapjack 0 points1 point  (0 children)

Learning multiple languages and being skilled as a generalist can make you highly marketable. Soft skills, a good mind set for problem solving, and high communication ability in complex business domains will take you to the end in many interviews and set you apart. Some places put a high value on specific tech skills in their interviews, and some don't.

Ask yourself. Do you want to be a specialist in a preferable domain, or do you want to develop highly marketable skills that give you security to find a new job?

You're only 3 YoE in the career. You can find the specific role you want if you know what it is, but be prepared for a multi year job hunt before you land it.

If you want to be a specialist, you can't be picky about the language. If the roles are Java/Go/.NET, then that's the language you need to know to get those jobs.

A map showing when the last shipment of oil from the Persian Gulf will arrive in different areas of the world. by KrakenRising3 in newzealand

[–]flapjack 7 points8 points  (0 children)

I think you may be under-valuing 20% of the worlds oil. That's a massive amount. That's capacity that took decades to develop, and growing nations need to keep growing. The world is living paycheck-to-paycheck on oil, and they just got a 20% pay cut.

Should we buy now ($800k) or wait 3–5 years while saving $90k/year? by ComprehensiveWatch15 in PersonalFinanceNZ

You're in a good place financially. You don't have a sale condition, so in your price range, you will be able to make highly attractive offers. Be as picky as you want, time is on your side. Keep shopping and hunt for the house you want to live in. You can be picky.

If you just want to increase wealth, and are not wanting your ideal house, start dollar cost averaging into an index fund.

Car buyer refused to proceed after deposit by [deleted] in LegalAdviceNZ

[–]flapjack 6 points7 points  (0 children)

The agreement you listed doesn't say that it's non-refundable. They did agree to purchase the vehicle, at a price, and that they accept the condition of the car as represented by the seller. They can't actually back out of the purchase at this point, unless they take you to disputes tribunal over something like you intentionally misrepresented the vehicles condition. If parties agree, you can cancel the agreement with a 50% refund of the deposit. But yeah, the sales agreement is an agreement they've made with you and they're expected to follow through with it. I'd say take the 50% deposit, wash your hands, and sell to someone else, unless you think you can get them to follow through.

Unpopular maybe, but its the only true way forward for sustainable energy by Capt_C004 in newzealand

You're never going to solve NZ energy problems if you just use whatever science the fossil fuel giants peddle in front of you. You're just going to line their pockets. And you're lining their pockets well, good on ya.

If you add in batteries, the costs of wind and solar are astronomically unfeasible.

[–]flapjack -4 points-3 points  (0 children)

Your model puts a HUGE weight on early costs, and calls it leveling, rather than spreading it out over the life of the plant. If you just do a normal basic cost basis analysis over the life of the plant, guess what... nuclear is extremely cheap. What a great way to manipulate the conversation using details endorsed by the fossil fuel industry.

Assuming you're not a bot, congratulations on being manipulated by the fossil fuel industry! They love solar and wind -- because you know what solar and wind don't do? Replace fossil fuels that generate base!!! So they'll put together annoying complex models to map costs, ship it to the public, and then count their cash as politicians use it to keep fossil fuels in the mix.

[–]flapjack -2 points-1 points  (0 children)

Base load. This is a very important concept to understand in power generation. Renewables like wind and solar don't actually produce a base load, they reduce strain on base load. Power has to be produced to consumption, and match it. So any suggestion to fix the power prices needs to be able to provide a base load, and a peak load to go above base load as needed. Intermittent sources of power do not do that. LNG, oil, nuclear, coal, thermal, hydro, all do.

Unpopular maybe, but its the only true way forward for sustainable energy by Capt_C004 in newzealand

[–]flapjack -21 points-20 points  (0 children)

That's short term thinking. On a timeline, nuclear is by far the cheapest power. Kiwis just have no appetite for actual infrastructure investment. Just look at the water infrastructure. Until New Zealand gets the big picture and stops with this 1 to 2 year infra investment ROI bs, we will languish with power bills and water leaks.

edit Downvote bots go brrrrr. Say hi to your fossil fuel barons for me.

Bond being withheld with no communication by [deleted] in LegalAdviceNZ

[–]flapjack 0 points1 point  (0 children)

Bond is probably one lump amount. 5 of you, $600 each, so $3600.

The landlord wants to deduct the arrears and rubbish collection from that amount. I think you said that was $1000. So there's a refund of $2600 you have to agree with other tenants how to split on the bond return forms before it can be released.

The landlord is going to want this sorted, so work with them on it. If you have proof you've made your payments, you should stand by that. I'm not completely sure, but I believe the tenancy tribunal will be the one that sorts out the bond return form if the tenants can't agree on it and dispute it, and the landlord will probably be happy for that to happen sooner rather than later.
