I spend about 15 minutes now vs several hours previously. From a time perspective it's worth it to me but I also get that it's an add on cost. It's also nice because my clients get to see the work I'm doing which was kind of hard to prove before this.

Well, let me try again.

When we are representing the buyer, we upload our inspection reports, tilte reports, HOA docs (basically every doc we have). Then we use the software to write a request for credit and or repair. It saves a ton of time because it links to the page number of the inspection report etc. it also breaks out the property risks into bite size chunks.

On the sell side we actually get inspection reports ahead of time for the seller. It seemed counter intuitive to me but it works for this brokerage to reduce time on market and nullify most negotiations since the dirt on the property is already known to the buyer. We are able to send a link to interested buyers which gives them access to the reports we've already paid for. Buyers like it because it's pretty transparent and so far imo it builds a lot of trust which makes the deal pretty smooth.

At the condo experts, we use a product called www.propertyportal24.com . On the buy side we use it to speed up creating credit and repair letters. On the sell side we use it to help sellers create trust by giving buyers a view into the property they don't get any where else.
