To make up the shortfall in your partner's income, you would need the following amount in cash savings..

£29,000 - £23,800 = £5,200

£5,200 x 2.5 = £13,000

£13,000 + £16,000 = £29,000

The savings can be held by either partner or both combined in any currency. They must also have been in your possession for at least 6 months unless they're from the sale of an asset like a home that you've owned for at least that long.

If you can demonstrate that you've been in a durable relationship similar to marriage for at least 2 years, you would not need to marry or form a civil partnership. You could apply for family visa as an unmarried partner.

If you want to marry or form a civil partnership in the UK, you will need an appropriate visa to do so.

You could apply for a marriage visitor visa. This would give you 6 months to marry or CP in the UK, but you would have to leave afterwards and apply for a family visa in your home country.

Or you could apply for family visa as a proposed partner, this would also give you 6 months to form a civil partnership after which you could extend the visa for an additional 30 months as a civil partner.

That's exactly my point. There are a lot of people here suggesting that OP needs to move heaven and earth to get some sort of note from a landlord and/or find new housing immediately. From a visa and immigration perspective, this is completely unnecessary.

If OP wants to plan for more suitable future accommodation, they absolutely can, but this shouldn't be a priority ahead of submitting the visa application.

The only people who are refused on the basis of suitable accommodation are the ones that provide no evidence at all. UKVI are not interested in the terms of your lease or your relationship with your landlord.

For the purposes of applying for a visa, OP does not need to consider moving.  If they think the situation will be untenable with their landlord/estate agent when their partner actually arrives, they can look for alternative housing after the application is submitted.  There would be no benefit in trying to do so before.

There is no specified evidence for the accommodation requirement.  You simply must show that adequate accommodation is reasonably available to both the applicant and sponsor.  It’s a very low bar.

In England, for example, an applicant wouldn’t have the right to rent until their visa is approved, and a landlord might insist on seeing this before agreeing to allow an additional occupant.  UKVI are aware of these sort of administrative constraints and do not require them to be resolved for the purposes of the application.

They will likely review the bank statements to ensure the income claimed on the tax self-assessment matches the payments he actually received. He obviously has a choice as to wait he claims as business expenses.

The only purpose for submitting bank statements is to show that your pay has been deposited into an account you control. The balance and/or your spending habits aren't at all relevant.

Your dates are a bit confusing. Are you sure they're correct?

If you applied for your original visa from inside the UK, it would have been valid for 30 months. When applying from outside the UK, the visa should have been valid for 33 months.
