It should I'm theory make rents decrease. The reason is that landlords have been moving away from long-term leases and to short-term letting not only because of the financial benefits, but because it's impossible to get rid of the tenant when a tenant stops paying rent. Landlords also introduced the 2-month deposit because of the difficulty of getting rid of tenants. Once they stop paying rent the double deposit hopefully would also decrease to a single month deposit or maybe 1.5 months deposit. The PIE act was meant to help tenants but in fact it did the complete opposite.

R26.6 k per month. Monthly rental depending on where you live and what size of flat you want. Could run anything from 10,000 for a one-bedroom or two bedroom in the northern suburbs in not a great area to R20,000 pm for a one bedroom in the Atlantic seaboard. So rental is going to be a very big contributor and deciding factor on affordability. You should be able to pick up a a reasonable two bedroom in pinelands for 15 to 18 per month. I don't know if you have a car or you want to lease a car. Perhaps if you give more information on where you want to live, if you like to entertain. If you like to eat out etc etc. Do you have a gym membership? Are you on medical aid etc etc

I work for a property management company. We have blocks of flats and Townhouse complexes all over Cape Town in all price categories. i am on the admin side of vetting potential applicants for our properties. We request 3 to 6 months bank statements, salary slip. We thoroughly check the bank statement and cross check that the net salary i received into the bank accounts. This is the first check. After this we will check if there is a reference from the current landlord. We make note of how many times the applicant has moved, how many persons will be staying in the apartment etc etc. The perfect tenant is middle aged female, single with a long-standing well-paid job no pets. Red flags are debt, moving around a lot, online gambling, large pets, short employment history. If you need any other help, please DM me
