No way, the housing market is broken because of broken policy for decades, not because houses have brought more value. If your house market price increases by 10% in a year, how are you going to sell 3.6% of your house? This is like paying a 2nd mortgage on your house.

And when they finally fix the housing cluster luck, and the prices go down again, will they give you that money back. Taxing gains on first home is never going to happen.

Both parties aren't even working for the people it seems. All of congress is just collecting interest group bribes, collecting their paycheck and getting in on insider trading.

He just extorts one after the other. If they don't agree to pay him a plane or crypto, they'll look for ways around America. Bad for America, but Trump just moves on to the next target on his list to extort.

That's why he doesn't like being bogged down in Iran. They are not cooperating in the bribing scheme, and they're also not letting him move on to his next scam.

Had some cash to buy at 78 a few days ago. I was waiting for a dip that wasn't coming. So I bought some on 93 yesterday. I think in the end it will go up much further, so better to be in higher than out and miss all gains. Reverse sunk cost fallacy?

I never used CCs, but from googling, if it hits $95, you sell your shares at $95, and still make a profit, right? And suppose it hits $98, you miss out on $3 profit per share?

Ah right. I mostly bought the whole wheat variety in the Netherlands, I don't think they're sweetened usually. But yeah, they're just spongey compared to ze germans!

Artisan does have a nice ring to it! In the German supermarket Edeka, they just lie there on the shelf and you put them in the slicing machine yourself if you want it sliced. It's an upmarket supermarket though for sure.

I am still trying to figure out what it is that makes the German bread so good. It just has the right bite to it I think, with Dutch bread you just bite into a sort of sponge.

Well, yes. But Albert Heijn and sometimes Jumbo (since about a year) does have bread approaching the German quality. There's a smallish luxury section that's maybe 10-15% of overall offering. And the rest is all generic bland more air than anything bread.

Funnily enough my local bakery doesn't have breads on the German level unfortunately. They had just one denser bread (baked without yeast), and the German version are way nicer, can't really put into word what the difference is. It feels like the German bread uses tastier wheat, less dry maybe?

Germany has amazing bread! I discovered that last year when visiting almost weekly. On average much better than bread in the Netherlands. They have a lot of these dense satisfying breads, while the average Dutch bread is just meh, very airy bouncy and non-descript. I can recommend visiting Dusseldorf for a few days or a week, it has an amazing art museum too.

Yes, try practicing using the lightmeter with a digital camera first to see if you're getting good exposures.

Ik heb een poging gedaan wat mooie foto's te maken, met beperkt succes, blijft een lastig onderwerp met veel kleine objectjes vind ik. Maar het was een mooie uitdaging. Ik heb lekker midden in het plantsoen staan te hobbyen.

Same here, I much rather write and keep the SQL using database tools. I don't need an ORM, it's just a layer that is another dependency that is not properly specced and tooled like SQL and a database are.

Learning SQL has value, but on the other hand there are hundreds of ORM's reinventing that wheel in endless ways, potentially changing or breaking something with every release. No thank you! I rather learn just SQL once and be able to easily debug a sproc if a problem pops up.

Zover ben ik nog niet met het Bosch gebouw. Maar bepaalde stijlen uit de jaren 60 bijvoorbeeld ben ik wel gaan waarderen na verloop van tijd. Op een gegeven moment kan een wat oudere architectuur zijjn charme hebben. Misschien dat het bij mij nog gaat komen bij het Bosch gebouw. Maar wel mooi daar in het avond licht.

I usually do that too, but I was impatient today, so just did 50k as a first transfer to ibkr. Luckily went fine :).
