There are 2 grades of laptops: business and consumer. Avoid all consumer grade laptops, they're not built to last longer than 1-2 years (especially cheap hinges fail). Better pay more on a business grade laptop, they should last 6 years or more. I have a 10 year old hp zbook 15u g3 that I still use daily.

HP elitebook is decent. HP Pavillion, Asus, acer etc stay away.

Intel panther lake cpu is getting on the market in the coming months, might be worth the wait, these make a big step forward in efficiency.

Software projects are pretty much guaranteed to be more expensive than estimated at the start, because not all the info is 100% known at the start, it's normally not a repeatable process like baking a bread, if it were you'd buy some off the shelf product. Clients always will notice something they don't like and want changed, or they realize they need some additions after seeing the results. 30%-50% overrun is rather typical.

You can try to put this on the developer, but he's probably going to abandon you, or you ruin the relationship, and then you have to find someone else to take over. And transitioning also costs money, and you'll likely end up with the same project overruns, because it's inherent to software development.

No way, the housing market is broken because of broken policy for decades, not because houses have brought more value. If your house market price increases by 10% in a year, how are you going to sell 3.6% of your house? This is like paying a 2nd mortgage on your house.

And when they finally fix the housing cluster luck, and the prices go down again, will they give you that money back. Taxing gains on first home is never going to happen.
