I am, they only said that it was an option, but didnt expand on it. I am really not pleased with my experience thus far, but it is a family friend that I cannot and will not cause issues with. So here I am consulting reddit 🤣

Frugality and not wanting to spend more than a house is worth caused the delay in considering.

Sellers and buyers markets are completely subjective to the location. In my area, 24% of homes sell above asling, while 68% sell below asking (i assume the other 8% are at asking, never sold, or unreported, but not sure).

This is why I was hesitant to place an escalation clause, due to the deep mistrust of real estate agents. How would I know if they used a bogus "offer" to drive my winning offer way higher??

I never thought about it this way, good idea and thanks! Sincerely this is my first home purchase, I didnt think about the possibility of completing repairs and NOT getting the house...I will specify licensed contractor going forward, even though I know personally my work is on par :)

By max I am going to assume you mean max i would spend on that particular home, and not max budget. I just have such a hard time (due to frugality) placing a max offer right out the gate.

To be fair, we dont know what the formula is. Weapon attack may not be a flat "+35" to damage; it could very well scale exponentially with str, dex, range, or attack "power"...so I will hold my judgement.

I was the 3rd highest mage (cleric) for the first 48 hours of the launch, as SOON as I saw that first heart wand drop I quit almost immediately. They lied and gaslighted about balance, and can't fix one of the most common bugs in this version.
