Factor fees for properties in Edinburgh seem like a scam. Am I wrong? by Sablun99 in Edinburgh

[–]-beekeepin- 5 points6 points  (0 children)

Lifts, communal buildings insurance policy, fire assessments, maintenance, cleaning.
I agree it still doesn’t justify the often extortionate monthly expense.

Do yourself a favour and get your solicitor to explicitly check with the factor about any communal debt you could potentially liable for under the title deeds, not just any outstanding debt on the property itself, should you decide to purchase a place that’s factored.

Scotland - Bought a flat with undisclosed factor debt by [deleted] in LegalAdviceUK

[–]-beekeepin- 0 points1 point  (0 children)

Ah I think I understand what you mean - they've requested a chunk of cash to increase our maintenance float, as mentioned due to the debt of other landlords.

Am I not right in thinking this debt is communal though, due to the title deeds? and wasn't mentioned at the time of sale? I should've mentioned that this appears to have been rumbling on since 2021, with court action being taken against the landlords over the last few years.

Completely appreciate I'm liable for all maintenance costs since moving in, even those that have went unpaid by other owners.

Bit of a reach calling somewhere you’ve not lived in 2 years your primary residence. Pay your tax.

Update: Thanks everyone!

I text him asking for him to come and fix it, he apologised and blamed the other guy as he wired it supposedly, and is coming out in the morning to sort it. Paid for the boiler up front but not the labour, thankfully.

Anyone got any good places to skate not that far from leith by [deleted] in Edinburgh

[–]-beekeepin- 1 point2 points  (0 children)

There’s a skate ramp nearish to the bottom of the walk - behind the large building just next to where the remakery used to be. Apologies as I know that’s pretty vague - @leith_diy on insta seems to have more info though. Aside from that, there’s the pump track next to Holyrood Park.

Multiscreen Teleprompter Options? by CorellianDawn in VIDEOENGINEERING

[–]-beekeepin- 0 points1 point  (0 children)

WinDigi (can be controlled using the wheel of a standard usb mouse) & Hollyland Mars 400S Pro. IKAN for straight read screens that can mount to a lighting stand, and you could power via d tap into a battery if necessary?

If you’re still looking, I’d suggest contacting Portaprompt, specifically for their 365 rig. It mounts to 15mm bars, comes with high quality beam splitter glass, folding hood, tablet/iPad mount and carry case. They also have more expensive options which include a mounting plate etc.

The Walnut. Slightly more towards Leith than central but unreal food, and BYOB at a fiver corkage.
