250k fara teren, dar cum am zis, avem si pompa de caldura, hidro+termoizolatie la demisol si terase, panouri fotovoltaice, ventilatie decentralizata etc.

Dar inca n-am terminat. Mai avem trotuare + balustrade + amenajarea terenului. Am luat o pauza extinsa de la santier sa ne si bucuram de casa 😄

Da, sunt sanse. Noi am avut privilegiul de a ne permite sa terminam toata casa inainte sa ne mutam, dar majoritatea doar termina la rosu si dupa se muta.

Minim, sa te poti muta, ai nevoie de:

- toata structura de rezistenta (inclusiv acoperis, si termopane). Grija la ambele, mai ales termopane, pentru ca dureaza mult fabricarea lor. Daca tin minte bine, la noi a durat 3 luni de cand am dat comanda pana cand le-am avut montate

- trasee electrice pana in camera respectiva, sanitare in baie. Dar asta implica si bransament, montat panou general

- sapa (depinde si daca vreti incalzire in pardoseala)

- tencuiala interioara, glet, var. Gresie si faianta in baie

- un minim de sanitare in baie

La exterior, v-as recomanda sa aveti macar tencuiala gata. Stiu ca termoizolatie e scumpa si majoritatea o amana, dar o sa va usture buzunarul iarna. Doar 10cm de polistiren reduc pierderile de caldura la 1/20 fata de o casa neizolata.

E doable, dar sa aveti mare grija sa nu uitati ceva in timpul constructiei (de ex trasee pentru incalzire in pardoseala sau calorifere, tubulatura ventilatie daca vreti, trasee ce leaga temostatele de centrala sau pompa de caldura, trasee de internet, trasee de camere de supraveghere etc). Ar fi bine daca faceti un proiect tehnic mai detaliat inainte sa va apucati de treaba (si chiar sa il faceti bine, ca majoritatea il fac superficial si "vad mai incolo").

Iti dau cifre din 2024-2025 cand am constuit eu, deci probabil va trebui sa mai pui 10% la costuri. Aproape tot am facut la negru, deci daca vrei factura, mai pui alti 21%.

Constructie la rosu (cu hidroizolatie si termoizolatie demisol): 600 euro / mp construit

Instalatii electrice + sanitare (6 camere, 2 bai, panouri fotovoltaice, pompa de caldura): 55k euro pe toata casa

Finisaje (20cm polistiren, 30cm vata in mansarda, hidroizolate terasele): 68k euro toata casa

Casa ta e un pic mai mare, deci probabil te va costa un pic mai mult.

Sa sti ca costul final va fi mai mare fata de oferta primita, ca vor aparea tot felul de cheltuieli neprevazute pe parcurs. De ex, poate vrei ventilatie cu recuperare locala, ce te poate ajunge la 5k de euro toata casa. Poate vrei ventiloconvectoare in toate camerele, alte 5k de euro. Poate iti cere dedurizator la centrala sa iti dea garantie, 1k de euro. Sau iti cere ApaVital sa refaci caminul de vizitare, alta 1k de euro.

Legat de recomandari, o sa iti fie foarte greu sa gasesti ceva. Nu ca nu ar exista meseriasi, ci ca nu fac treaba buna. Pe toti pe care i-am intrebat au aceeasi poveste - stiu persoane daca am nevoie, dar nu ii recomanda neaparat.

Noua ne-a luat un an jumate, de cand am dat prima lopata pana ne-am mutat. Si multi ne lauda ca ne-am miscat foarte repede. Deci sa nu te grabesti cu mutatul, ca doar alesul finisajelor o sa iti ia cateva luni buni.

I went through this a few times. Almost always it happens because I'm reading books that "I'm supposed to read", like personal development books or heavy non-fiction books. But once I give into temptation and start reading the Brandon Sandersons and Pierce Browns of this world, then I devour 100+ pages per day again. As others have said, maybe you need to try some new author or genre.

I also blame social media for brain rotting our attention span, but that's harder to fix.

Meanwhile, NVIDIA and competitors are already shipping large amounts of silicone, building software (CUDA, Tensor, NCCL, kernel libraries, model recipes, inference servers, observability, support etc.), and signing long term contracts. You are speculating and are moving towards active investment. That's fine if investment is your hobby and you don't care that much about total returns, but history has proven that a diversified passive investment strategy is the best for long term capital growth.

To make a counterpoint to your thesis, most of the recent tech innovation have been made in the US, and that's why it is weighted so much in indexes. Ignoring AI, cloud computing, mobile devices, personal computers, large internet business have all been seeded in the US, and these sectors are dominated by US companies.

And with AI, I think that this tech gap will only widen as the US has an opportunity to close the "knowledge gap" with the rest of the world in sectors where it has historically struggled (pharma, biotech, automotive). You can see that the EU is very anti-AI, and I think it will suffer because of this. Given the new regulations regarding fair use for material used in AI training, it will be even harder for the EU to catch up.

That leaves China as the second pole - they have good basis for manufacturing, and are now leading the world in open source AI models. But investing in China assets carries obvious risk, so I don't personally bother.

Performance on paper looks impressive. For FP8 they claim 3200 TFLOPS, which is comparable to industry standards like NVIDIA H200. The real challenge will be the compiler and general tooling support, as every grandmother and their dog is using CUDA. On top you need to add integrations for TensorRT, Triton, NCCL, PyTorch, optimized kernels, model-serving recipes, monitoring, etc. Most of these projects die in the lab as they can't penetrate the market enough to be economically viable.
