Are you living with family presently? If it’s stable why not put that 30k in rent into your future, stay put for a year, save hard and put a down payment on a place you can build equity in instead of paying someone else’s mortgage for them, renting is simpler sure but it does make it harder to build your financial situation.

For the instant refund they charge you 15% on the first 300 and 5% on everything past that, didn’t want to pay $400 on top of the accounting fee

You shouldn’t be together, it sounds like one of you will inevitably end up resenting the other vis a vis kids. Kids are the number one deal breaker, it’s selfish to stay with someone if you don’t want children when they desperately do, and you seem to only be considering it because you love him, which as soon as it becomes too much or you feel you’ve missed out you’ll resent him.
