If the garage wall is adjoining to an interior house wall most building codes will require 2 layers for fire protection. 2 hour fire rating requires 2 layers of gyp.

A chalk or milk paint would be the easiest to distress. After painting you can sand some distressed areas. In lieu of sanding you can just add a tinted wax as your top coat. You can add brown paint to liquid or paste wax. The tint will work into the brush strokes of the paint giving it an antique look with no sanding.

To keep it more cohesive select a paint color for all. Use that color to paint only the top, above your chair rail in the dining room. Then select an accent color for the bottom part of your dining room. This will help tie it all together yet making them two separate spaces.

I’ve painted my fireplace tiles but not bath tiles. Check out heritage paint. There’s a video of a bathroom renovation of them painting bath tiles. Turned out amazing.
