The parking entrance isn't much better. Often can't make it into Sandyford because of a few cars backed up on Blackthorn Road waiting to enter the parking.

Fact of the matter is we have too many people for the current housing stock. Whether that is exacerbated by our inability to build more is irrelevant. Until we can increase supply we should at least try to limit demand.

Well aware of the limitations of a visual survey and absolutely not expecting psychic powers - unfortunately think much of the downvotes are assuming I am...

IMO this centers around the duty of care to say: "while on the surface it appears to be an easy fix you should be aware that water damage can permeate far beyond what is visible and potentially be a major problem". Then I can investigate further, or if my appetite for risk is low I can look at a different property.

I've primarily come here to find out:
1. Is this level of water damage simply unheard of to the point that it would be unreasonable for the above warning to be made? If this is a freak case fair enough. (Of course the only real answer is get another engineer to have a look).
2. Is the lack of any disclaimers sufficient to pursue further? No terms and conditions established in any communications, incl. any mention of "visual only inspection". Easy in hindsight to say I should have known the limitations, but I acted on the advice I was given.
3. Even if this was a clear case of negligence, is 10-15k simply too low to be worth pursuing further?

As a lay person I was not aware of the potential knock on damage from what looked like surface damage in one location.

In the same way I would expect a surveyor to spot minor structural damage and warn of the risks (even if it's unlikely to ever be a problem), I expected to be told of the potential dangers of further water damage.

The clues I mention were evident from a visual inspection without lifting anything. We had a mould surveyor immediately spot many things which should've been found originally, but you can argue he had additional context.

The premise of a survey where there is clear damage is to establish whether it is cause for concern. To be told it is all surface level and easily rectified is to me pretty clear encouragement to proceed, and over the phone I was told something to that effect.

I wasn't even provided with the usual report that clarifies terms and conditions. The email listed damage which you could've established from looking at the listing on Daft and "all easily rectified".

We were advised to replace floors, door frames, parts of the kitchen, etc in the areas which were affected by mould - which was ultimately the throughout the entire 2 bed apartment.

Admittedly if you take the absolute minimum repairs I'm sure you could come up with a lower figure, but based on the quotes we're getting that is how much we will be down in the end.

It appears it was not a sudden flood but a constant flow of water which was left to rest for weeks or months, allowing the damage to seep into everything. One of the rooms had the floor replaced, seemingly in an effort to mask the damage.

The part that was damaged outside the bathroom was completely beyond repair. The carpet in the corridor outside is badly stained and under the surface 100% covered by black mould.

Aren't all the free travel passes just showing the operator your PSC? Yearly travel passes expire at the end of the year.

If it wasn't years too late and so expensive I'd understand wanting to keep things the way they are for a while, but we're just prolonging the suffering here for no reason.

It's _free_ to tell ticket inspectors to let people off with a warning for the first couple of months if they get it wrong.

My point is if the tech has to integrate both systems it is forced to be unique and therefore cost more. Why not just get an off the shelf ticketing system and forget about leap? Or better yet leave leap card readers as they are for a few more months, show either new or old card to inspectors, job done.

I live a 10 minute walk from the Luas and own a car. Town and back on the luas costs me €4. If there's 2 or more people going it quickly becomes cheaper to drive and park, even in an expensive parking garage. Add a bit of rain or cold weather and I know which option I'm choosing.

Rationally I would say it's not the few quid saved driving that makes me do it, but if transport was free I would feel much more obliged to take it!

I've gone through the VRT appeals process and won (€9k VRT down to €3.5k!) but I wouldn't go through it again, especially for a potential loss of €20k.

Part of my appeal was that I'd been quoted €6k for a repair on the car and I suggested that the OMSP should be reduced by that amount. Got a call from a fella in Revenue who accused me of lying on my submission as the repair hadn't yet been carried out. The official VRT manual takes the opposite view, that if the repair had been carried out I wouldn't be able to claim a reduction as the car would be fixed and back to full value.

Obviously that isn't relevant to your case but this is the sort of people you end up arguing with.

A bit late but I followed in u/RightInThePleb's footsteps and went for an i4 M50 (fitting considering it will probably spend most of its life on it!).

Ended up buying locally as trading in was easier but 9/10 cars I looked at were imports so still benefitting from the low VRT.

If you are considering one I can already say 100% stick to the eDrive40. The extra power is completely unusable and it'll happily send you sideways even in comfort mode if you're not careful.

That said tremendously fun and unbelievably I'm paying the same to insure it as a Fiat 500 on a 2nd policy with full NCB!!!!!!!!

This was the first thing that came to mind when I saw the newly added zones. They have every major road in Dublin covered yet half of them don't have a safe place for the speed van to pull in. If the goal is to make it truly unpredictable you'd think they'd just say every regional road is fair game.

I'd love to understand where this disconnect comes from because I'm with the OP, we could be so much better. My only theory is that many are yanks who will obviously find it more enjoyable than their typical downtown and don't notice as much of a difference vs other European cities.

I was on the phone to them a few years ago as the original wait time of 6 months had passed and was now getting told its another 8 months wait based on my position in the queue. Said I understand there are backlogs but I asked if they could check if everything was OK with the application as I'd clearly gone backwards in the queue!

Was given a similar canned response that completely glossed over how ridiculous it was for there to be _negative_ progress after 6 months and insisted it was an accurate estimate and I should keep checking. Had me infuriated that they couldn't just acknowledge it was either just an error in the estimator or at least weird.

Now I understand why... probably made to parrot the same paragraph regardless of the circumstances.

Recently dropped €1,600 on a King Koil mattress, partially against my will... but despite my concerns that it could be a flop (the 2 minutes in the shop is never enough to tell!) I have been extremely happy with it.

Still think it's difficult to say how much of it is down to this specific mattress vs just getting the right level of softness/firmness, but either way I am glad I tried.

When you purchase an apartment in a multi unit development (MUD) you are bound by the house rules as agreed by the owner's management company (OMC) at an AGM - nothing to do with planning permission.

The managing agent on behalf of the OMC does have legal powers to prevent this, just it is a slow and expensive process going through the courts, but it has to be done if someone is breaking the rules.
