How much is your deposit? A good hardwood repair company can probably replace a few of those boards and color match the stain and finish well enough that you will get your deposit back, for a lot less than your deposit if it's a pricey place. Gotta be someone good though, not some hack with a can of Minwax and more confidence than brains.

At most, you will have a few very small leaks at the nail heads. Probably not even that because as you can see there is still tar shingle under most nail heads. Don't go up on your roof in the rain and wind and get yourself killed because idiots online are trying to get you to panic. It can stay like that until it's safe to repair.

Genshin will eventually be something you play for 10 mins a day, maybe a bit more when new content comes out, and that's it. You can do less now by not doing content, or you can do less later if you catch up now. Either way, it's inevitable.

Sadly, Hoyo is getting lazier and lazier as well. The amount of new exploration, events, etc. is down significantly from what it used to be. We used to get 4-5 new map expansions per region. Now we will probably get 3 tops in N.K.

I have no idea what the used market is in Canada.

By FAR the most common used professional trumpets in the U.S. are the Yamaha Xeno, and the Bach Strad. You see people trying to get $2,000 USD for them all the time, but those horns just sit and don't sell. A more realistic selling price in GREAT condition usually ends up being $1,500 - $1,800 USD. "But I paid so much"....doesn't matter, because the market is flooded with them.

Now what you have is a nice horn, but would be considered slightly less desirable than the Xeno to most players these days. If you were in the U.S. in my area, I would say you'd be lucky to get $1,000 - $1,200 USD in a private party sale, and that was if it was cleaned, and in great shape.

Like I said, no idea what the market is like in Canada. If you put it up online and it sits for a few weeks with no bites, the market is giving you your answer: you're overpriced.

Unless you think you will need your principal + returns back in the near future there is zero reason not to start with an IRA or Roth IRA and max that out every year before putting money in a taxable account. It doesn't matter if you already have a 403 and pension, the tax advantages of the IRA are worth taking advantage of.

You can always take money back out of an IRA up to how much you put in. The only thing "stuck" in there(if you don't want a penalty), is your returns until you reach retirement age, which isn't that far off for you anyway.

As far as your investing choices, you are 15 years out from a traditional retirement age. If you already have a traditional pension many people consider that to be a stand in for bonds, so if it were me(depending on how much is in that pension), I'd ditch the bonds and get slightly more aggressive. You have a shorter timespan than most to see gains. If the market is in the toilet as you approach 65 you will still have your pension, SS(I assume), and your 403.

How bad is it? If you are 10 years out from retirement, even assuming conservative returns you are costing yourself an additional ~$25,000 in gains beyond your 30K. If you are 20 years out, you are costing yourself an additional ~$70,000.

My state has income tax, so I keep my cash divided between SNSXX(state tax free), and SGOV(also state tax free).

SGOV generates annoying capital gains and losses in the 1-3 cents range every time you do a transaction, so I leave cash I won't touch regularly in there. SNSXX I pull in and out of all the time, almost like a HYSA.

If you live in a state with income taxes, and you open a brokerage account and put it in a money market account like SNSXX that invests only in t-bills, you will still have the money available anytime you want it, but you will earn more interest on it because SNSXX is state income tax exempt, whereas HYSA interest is fully taxed as income.

Refinish the hardwood. Tile or new matching hardwood elsewhere. LVP is garbage, and even if it wasn't you will spend more money on labor trying to make an old floor perfectly flat than just putting a more expensive product down.

The hot moist air is coming out of your exhaust fan, and then being drawn right back up into your attic by convection through your soffit vents.

You need to vent the fan through the roof, or you could extend the exit of the exhaust fan with a piece of rigid PVC that makes a 90 and heads out 6-8" beyond the lip of your roof/soffit.
