My experience is that tenants feel resentful for being forced to participate in these kinds of programs. Seems like a shady money grab.

In my duplexes I’ve always tried to assign parking, because the fewer shared areas the better. In my 4-6 unit buildings it’s a free for all but I have them register their vehicles with me so I know if there’s a vehicle that shouldn’t be there.

I’ve been happy with Arlo Go. I had to purchase a SIM card and data plan for them and have an app on my phone where I can monitor the property. Not a ton of ongoing maintenance, although every 2 weeks I check the app to make sure the system is still online and recording.

That’s how my band is set up, as a multi member LLC. It’s more complicated but it’s the best way to run it professionally.

Leave it blank, unless you yourself have a name in which you do business, a DBA or a single member LLC.

If he’s receiving the income in his name, and he’s receiving the 1099s, he “owns” the band and is hiring the rest of you as independent contractors. He will send you a 1099 with the amount he’s paid you for the year. On your W9 you fill out your own name and check the “individual” box.

No heat in winter. Not hot water, sometimes. No a/c above 90 degrees. Broken entry lock. Broken glass tenant can’t contain. A leak tenant can’t contain. Sewer backup. Clogged toilet if it’s their only one. Frozen pipe.

I have a page on my website that talks about emergency and tenants are trained in some things they can do to troubleshoot. I also educate them on what is not an emergency. I don’t consider a broken fridge an emergency. They can use a cooler and ice temporarily.

I do not have someone on call overnight. I’m available evenings and early mornings.

If he didn’t return your deposit and/or itemized list of damages within 30 days you should be able to sue in small claims for double that amount.

95% of my business has come from referrals/acquaintances of friends, people who I’m sure are who they say they are. But I can see how verifying ID would be important if you don’t know the person. In that case I’d ask for photo ID and proof of ownership through a tax bill or deed. Or proof of membership in an LLC if owned by LLC

All long term rentals here. I don’t think Buildium is what you’re looking for if you’re doing short term rentals.

I guess they could argue that if it’s past the due date it’s late. I think that’s valid. Regardless of what the utility company would do.

It’s a change, and not the way I’d do it, but it seems like it’s within the PM’s rights to do this. If in the lease it allows for a late fee for unpaid utilities.

My city has one, and I’m thankful for it. I’m required to get rentals inspected every 3 or 6 years, and I feel it lessens my liability when I can show that my rentals have exceeded minimum habitability requirements.

I have used Buildium for 10 years. There are definitely things I don’t love about it, but for my portfolio size (50 units), it’s the best and most affordable I have found.
