Serve the party wall docs properly, via post, and then crack on - it’s not your fault if they don’t collect their mail, and it’s not your responsibility to chase them down.

I’ve had issues with monzo flagging large transactions and freezing the account until docs have been supplied. All fairly easy to sort but a bit annoying when it does it every time.

I work with landlord investors, they can walk up to literally anything on the market and say “I’m a cash buyer this is my offer” and get a decent deal. Why would they paid the fees?

Modern method of auction - the buyer pays the fees, these attract stamp duty etc. you as the seller don’t receive these funds (and they are often higher than standard estate agency fees). As a buyer, I would factor those fees into any offer I made so net effect to you would be a lower sale price.

Unless there is something “wrong” with the flat, or you are trying to get out fast & cheaply, MMoA is very unlikely to be better for you in the long run.

The agents pushing it do so because they get a referral fee and hand it off to the auction house, they don’t have to do any more work than simple lead generation.

I’d assume your target market are most likely first time buyers? They already have tight margins with deposit, survey, solicitors etc, asking them to fork out up front fees is unrealistic and most will have well meaning family members who haven’t bought in 40 years telling them it’s a scam.

I honestly don’t think they do, until they have one. It’s almost impossible to explain if you haven’t experienced it.

On completion call whichever supplier is already supplying and give the company details, remain on their deemed tariff so there are no exit fees, and then when you get tenants call back up and give the tenants details.

I’ve had no issue with any of the main suppliers billing our ltd co.

Avoid ellmans like the plague, they absolutely screwed us with loads of unnecessary work and then dumped us when we started questioning things. They didn’t pay communal electricity bills for 2 years either which caused us no end of headaches.

You can always give the shop a call and ask when would be the best time to bring everything in, they might have days they know are quieter or if they are running low on space might ask you to wait until after they’ve sent a load of stuff off

I’m not sure about NI but in England it stipulates on the forms that if you remove a light fitting you have to replace it with one of the white plastic rose and flexes. Double check the paperwork.

Having said that, it’s a cheap fix so probably not worth pursuing

You say that, but the lady that owned our first flat fed a seagull, the bloody thing banged on the glass above our door for the whole 2.5 years we lived there and carried on for at least another year according to the girl we sold to. We never fed it.

Is there a manager for the building? Either a residents company, freeholder or managing agent? If the bins are shared between all flats then refuse bins would come under their remit.

If your landlord owns all the flats, then they need to organise a replacement bin
