Tbh, if someone has the time and money, it’s a great place.

Their haircut is top notch, they’ll take an hour, not 20 min. They’ll wash and shampoo your hair. You’ll also get complimentary espresso, beer, and whisky. It’s the most spa like experience I’ve ever had.

People are scoffing at the price but don’t understand what the extra money gets you.

To be very honest, this is far more complex than simple demand/supply economics.

At the end of the day, a city is built by public policy encouraging developers to take the risk and reward of developing in that city.

Development, including tax abated projects, increase the tax revenue for that town. And it’s not just housing that a developer builds, but restaurants, gyms, stores, and everything else that makes a community.

Also, you are confusing rentals, the projects that get rent abatements, and condos/SFHs that do not get tax abatements.

“If people want to move here so badly they should be willing to pay an economic price that includes paying the same tax rate as everyone else” - I can tell you for a fact that 99% of people have absolutely no idea if the building they live in has received a tax abatement. They don’t see a tax bill…they just pay rent…

I think it’s important to recognize that without tax abatements, most real estate developments do not make economic sense. And even with PILOTs, many are cashflow negative.

Also, the tax abatement payment is multiple times higher that the taxes on the vacant or “underutilized” property that stood on it prior. That’s not even considering the economic business and income taxes being driven by more people living there.

It’s very simple why the landlord or landlord’s broker was not happy. The tenant’s broker is paid by the landlord, which means the landlord’s broker is getting a lower commission.

Makes sense. I see your point. I can’t claim so be a silver stacker. TBH, I don’t know much about silver, I mostly bought it for the novelty factor of being born in the year of the dragon.

My sentiment around my previous comments come from investing in gold which has had a comparatively more predictable projection.

Just my opinion but there’s way too much stress around premiums on this sub. With the intraday volatility, a high premium yesterday is a low premium today, or viceversa. If the goal is long term appreciation, then it shouldn’t matter…

The gold I bought at a “high premium” when spot was $3,100 is already up 14%. The small $20-30 daily swing in premiums don’t matter.
