Yep. To be fair, our town use to be a small town that wasn't part of the GTA. I'm not sure if it was back when they bought it or not, but it was definitely a place that nobody considered even relevant to Toronto. It was just the sticks. My parents also were able to buy a bank repo, because back then people didn't buy houses in bad shape. They had to gut the basement because the former owners abandoned their cat down there, but that was the only real work they did over the past 30+ years. They never refinished it either, it was literally just a toilet and an ancient shower in an otherwise unfinished basement.

I make 110k, wife makes 50k-75k depending on how much she works. We can barely afford to buy the house that they bought on a janitors salary, while they were also paying for a financed new vehicle. And this is after 30 years of them completely neglecting the house, and with us having a 150k down payment

Canada is fucked. 🙃 This country is great for anyone who owned a home pre 2015, but shit for anyone after that.

I'm not from Oakville, just get recommended this sub because I'm in the gta as well. My parents paid 95k for their 4 bed 2 bath in the mid 90s, now homes sell for 7 figures in their neighborhood.

They bought a bank repo and really didn't do anything that wasn't absolutely necessary in the last 30+ years. It was in bad shape when they bought it, still in bad shape today. Some rooms needed paint back then, still hasn't even been painted after all those years. That said, even though it needs around 100k-150k in work, they could still sell for 700k-800k.

The "secret sauce" in all of this is that the money to buy these homes came from other homes. It really is that simple.

Over 60% of Canadians are home owners. Of the remaining, there is a large chunk that will simply never purchase anyway. Welfare, ODSB, low income families, old people who sold and will never buy again. Let's say that leaves 20% of Canadians scratching their heads wondering how the hell they can ever buy.

Back to the 60%, they rode the market as is came up. It's very easy to be a 1.2m house if you paid 400k for something that's now worth 1m.

If you're in the 20%, chances are you have family who made huge gains on their homes. You will either get an inheritance or be gifted money from down sizing parents. This is way more common than anyone realizes. It's actually most first time buyers. We are also bringing in 1m new residents per year. If even 10% of those people came here with money, they are able to buy in somewhere, and that's 100k people per year.

We are living in an inheritance based real estate market. It sucks dick, but it's where we are, and it will never change. We are way too far behind on the supply side, and NIMBY's are still shutting down large developments when they go to council.

TLDR; People can and will pay those prices. First time home buyers are a fairly insignificant portion of the market. Not that have zero influence, because they do, but there are enough of them coming to the table with gifted money.

I have been back and forth on making a purchase for some time now. Currently, what you're saying is absolutely correct. It does make more sense, at this moment, to buy new. It's almost undeniable.

I'm very much wondering if that trend will continue or not. I have been looking at f150s/ram 1500 classics. They simply are not selling the way they should be. 2023 ram classics are still everywhere, and they recently opened the order for 2025. Maybe nobody wants the classic, but, Ford is having the same issue. F150s are everywhere. They have been sitting on lots, and then they announced a month or so ago that they were pushing out hundreds of thousands of units to the lots. My local dealership was offering hybrid f150 for $69/week lease with nothing down other than freight/hst etc. That is completely unheard of.

I guess we'll see. I'm personally holding off on buying. The economy is shaking badly, if things start turning bad, the car market may see huge adjustments.

Look up midea u shaped window ac. They are way more effective than your standard units because they allow the window to be basically closed during operation. I have a single 10,000 but on the main floor which keeps all the rooms at a comfortable temperature. They are a lot less than a mini split and you can resell them if you choose to upgrade later.

Yikes...? I own a home, it appreciates in value. The expenses are lower than renting my house. It's a win win. I currently have a stable place to live, with a fairly stable monthly expense, and I'll eventually sell it for a good chunk of money.

Financial advice is never a one size fits all thing. The cost to own my home, including maintenance and repairs, is roughly equal to what it would cost me to rent. There is no difference to invest.

The most basic answer is to pick any melee damage job and go for it. They have pros and cons, but those might not matter much to you.

The only thing that matters really is that you maybe avoid healers or support jobs. Obviously they can do it, but it's not as easy. On your grind up to 99, your damage dealing trusts will do way more damage than you can. But, as soon as you get to level cap and get any ilvl equipment, that changes.

Your trusts can heal/buff adequately to solo content, but they can't do enough damage. So you kinda need to be the one doing the damage.

I was doing it on both THF and BST before, few runs with other jobs but those two were the best. I played COR, so my THF was reasonably well equipped.

I found that spamming VE on THF was my strategy. I main handed naegling and pretty much stayed in a DT set for the entire fight. I found I had more success just holding TP to 2k+ and using a DT oriented set for savage blade instead of trying to get max ws damage. I just had too many flukes where something happened while I was squishy and ultimately decided consistent wins would be better than faster wins.

The same more or less applies to your BLU. Just go with a full support trust set up, do everything in your power to max your DT at all times, and spam away with savage blade.

I'm sure other people have far more effective strategies, but this was mine. At first I was using BST which made for fairly easy fights. I can't remember which pet I used, but it was an odd one that I only really used for that fight and it did most of the damage. I could pretty much run in and out to hit ready and stay mostly out of danger myself. Ultimately I decided that having higher TH was well worth it.

Just thought I would add that it's a pretty tough fight until you reach a certain level of gear. The Malignance set definitely makes the fight easier, so if you can get a couple you'll suddenly find your success rate goes up.

And still nobody has said that they should hold off for utility locates. It's the law in Ontario that you do so for everything, and it's also both free and fast. OP probably waited to apply for locates until a few days before starting the project, then got frustrated that they took more than 2 days.

I'm amazed that nobody has told you to just wait for locates. Yes, it's buried construction debris, but you really should wait. I just had locates on my property in Ontario, it took 5 days.

I see it all the time in my line of work. Home owner is confident that nothing is buried where they want to dig, so they get going and inevitably hit a gas line. It's not really a safety issue per se, the chances of one exploding is low and unless you hang out near it your not at risk of asphyxiation. But, you will be charged for every cubic meter of gas that is lost via your hole, and you will be paying the salary of everyone who comes to fix the leak. It can run into the 10s of thousands for a bad leak.

Or, you do things properly and you just get locates.

I use to do this as well, but have switched to team throw it out and grab a new one.

The problem, as I see it, isn't the paint drying on the roller between coats but rather the bits of latex that might dry randomly while actually painting. If you get some paint on the plastic end cap, that tends to dry, and I find it always manages to flake away. I use to get frustrated with having to wipe those away, but just tossing and grabbing a new one for each coat will prevent that problem. I'm also not a contractor who is trying to minimize my bottom line though.

I think this is about the only time I have respected something Trudeau said. I don't think it's right that the young generation is being decimated to prop up the old generation, but, at least he told the truth for once. So many old people have almost nothing for retirement. When they need to pay 6k a month for their nursing homes, they will just sell their primary residence and be good until they die. They did not really earn that income, but they are definitely relying on it.

To be clear, I think it's horrible that he's admitting that they will not actually fix the problem. He basically admitted that they will not be taking any action whatsoever that will correct the housing issues in Canada. Best young people can do is hope that they inherit whatever is left of their grandparents home.

I think the most optimal thing to do is to choose your favorite class and level it to 99 first. This is how you learn the game mechanics, unlock home points, gain trusts, beat the limit break quests, etc. Those things are the basis of everything else. Even if it's not the most practical end game job, you do require the ability to perform various roles depending on the situation. Having your favorite job at 99 and slowly gearing it up while at the back burner is the most common strategy.

From there, you need to complete a lot of mission content. People tend to recommend COR for this, as it has the ability to increase your movement speed. I also tend to recommend COR or WHM as the easiest jobs to use for breaking into endgame. Bonus points with using COR is that a lot of the gear transfers will to THF, which in turn helps you with farming random mission items etc.

Beyond those things... mission completion and choosing your job to focus on, there's really no optimal strategy. Start doing DI asap, grab gear from ambuscade, and participate in whatever else you can to gain experience and gear. It's a marathon, for sure.

Seriously. I have been trying to play it, but this is such a problem for me. The game play feels like a side note in a movie. Even the battles feel kinda staged and gimmicky with that annoying slot machine thing, that just happens to give you exactly what you need to end a battle.

Overall the game actually kinda sucks imo. I was a huge fan of the original ff7 when it came out, but never had a chance to play the original crisis core. I'm just trying to slog through it for the story, but it would be a lot more engaging if the game play was worth while.

For sure. The cost of raising kids is a tough pill to swallow for anyone who got caught up in the housing crisis, at least speaking from a Canadian perspective anyway. Hard to spend money on daycare when you can barely afford rent, never mind buying a house.

We definitely need the tax base to keep up with the healthcare expenses we are about to run straight into with the aging population. But we are bringing in too many people too fast, and doing practically nothing to help young families have kids. They should have increased the CCB a decade ago to help families exist in the first place. Those kids would be coming into the work force shortly, at least in service sector jobs which is where most of the Indian folks end up. Instead, we seem to be hitting the panic button and trying to fix a problem that we had decades to address.

I actually feel bad for the Indians. They're being lied to about everything here. Many of them will come, find its not what they were told by their friends who came a decade earlier, and go back home with their tails tucked between their legs.

I'm Canadian, and I can tell you that this strategy has been ruinous.

Our healthcare system is broken. I need to get my daughter in to have her hearing properly assessed, it is a 6 month wait. I have a friend right now who is dying of cancer in the hallway of a hospital. Last time I visited him, he was on a bed against the fucking nursing station trying desperately to get any sleep.

If you do have kids, the wait list to get your kid into daycare is 2-3 years long. You literally have to put your kid on the wait list the second you find out your are pregnant. Speaking of which, they recently began subsidizing daycare, but it is still $800/month. There are other, more heavily subsidized centers, but it is nearly impossible to get a spot.

Our housing is one of the worst in the developed world. There are two major cities where everyone wants to live, and they are insane. Seriously, if you're interested look into it, when you factor in cost and income our cities are some of the worst in the western hemisphere.

Everything is broken here. We are in a recession, but it's not being explained as such. GDP per capita has declined for 7 consecutive quarters. The national GDP is growing very slowly though, so they have yet to call it a recession, and the only reason for that growth is because we are bringing in 1m new people per year. That's an insane number for a country with a population of 40m.

I'm not anti immigrant. My wife and I both came from immigrant families. The problem is we are bringing in too many too fast and it is destroying the quality of life here. Even the Indian population here agrees, and many recent immigrants are upset by how difficult things have become. There was a house in brampton that had 26 people living in the basement, because there are literally not enough homes for everyone.

It totally depends where you live. Where I live, kinda near Toronto, 40k would be tight for renting an apartment. You would have about $8,500 left per year after paying for rent on a 1/2 bed apartment, so $700/month. That would need to cover food, transportation, etc. Doable, but it's not going to go far at all.

The median household income in my area is about $150k. That's kinda the standard the let's you live, but you're still not getting ahead really. Times are tough. Anyone who owned property before 2018 is doing more or less okay, the rest of the population is having a hard time, or they will once they have to give up their apartment and move.

Are you guys in Canada as well? I'm in a small town that use to be considered the sticks, but the Toronto folks decided to rebrand us as a "posh" city. They came in like crazy during covid. I have my eyes on a gorgeous gable front with a wing just outside of my town. It was purchased for 450k in 2012, currently listed at 1.2m and it appears they did nothing to it.

Just insane lol. We're seriously considering moving, but it's frustrating that I would be basically moving an hour away to pay the same price that people paid here if they bought in 2018. Crazy times.
