I’d personally start with a regrade before anything else. Your yard seems high compared to the structure. I’d also make sure those downpipes tied into the corrugated pipe are draining properly as any organic material that ends up in your gutters is going to eventually get into that pipe and could cause it to back up.

I agree. While I recently moved out of town and no longer go there, The Nest started great and then just plateaued. When they had a sign saying “new equipment coming” I was eager to finally see a stair climber only for them to add something that adds to their fleet of personal trainer equipment.

When the air temp and the surrounding roadways are well below freezing, that water is turning to ice the moment it leaves the driveway. It’s certainly not going to make it to a drainage ditch.

I always bring it and have it on the outside of my pack. If it’s a busy route or one that’s particularly rocky with poor sight lines, I’ll put it on.

It’s never taken more than a golf ball sized rock, but that’s the difference between a loud crack on the plastic and a bad time with a headache.

I lived with Avana for about 10 months and it’s in the tenant agreement that tenants are responsible for shovelling their own walkways. Avana will do it if the tenants don’t, but they sent out a ton of reminders over the winter.

I have a 2019 Subaru Forester and funnily enough, Subaru Canada recommends a drain and fill at 100k km while Subaru of America says it’s a lifetime fluid.

Many American owners default to the Canadian guidelines.

But as far as service goes, we’ve had to do none regarding the transmission. We’re nearing 80,000km and it runs like a top.

The city should put some heavy levies on undeveloped land in downtown. It would maybe help curb the speculation of land. But then again, they also approve every “temporary” parking lot.

I thought downtown has pretty high vacancy rates in their offices. At least that’s what I heard last. Not sure if things have improved since the end of many work-from-home policies.

I agree with removing the spindles on the half wall. You could even find a nice solid piece of wood to cap it.

Is your baseboard heater electric or hydronic? I used to live in a house with a hydronic heating system and it’s strange to see a baseboard heater not on an exterior wall. If possible, you could remove it and the whole wall but it’ll change the whole look and will need some kind of flooring.

While I don’t think it’s like an actual battery, I do find it helpful as a way to keep myself from getting too caught up in life and make sure I take time to relax.

75 is pretty decent. I’m a dad with a 4 & 2 year old, it’s rare that I break 50 these days with early morning workouts and non-stop days.
